The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line Adjustment
Plat referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)(9)] Building sites on proposed lots. Tax Map Parcel 59D2 -1 -10C does not appear to have a
building site that complies with section 4.2.1. This parcel appears to be a special lot owned by the
Home Owners Association not intended for a single family home. If this is accurate, please include note
to indicate the use of this lot as a special lot and amend note 8 to only include lot 59D2 -5 -1 as having a
building site.
2. [14- 302(B)(5)] Zoning classification. Add Airport Impact Overlay to the zoning classification.
3. [14- 302(B)(7)] Reservoir watershed, agricultural forestal district. Amend note 7 to also state that the
property is not located within a water supply watershed.
4. [14 -400] Minimum lot requirements. Front setback for R4 lots is 25 feet (section 15.3). Amend setback
note accordingly. Add note to reflect the setback requirements for covered porches (section 14.11.1).
5. [Comment] Label covered porch on plat.
6. [Comment] Show distances between covered porch and nearest property lines. It appears that the
closest points are between porch and corner of 1-6 -1-7 and corner of 1-3 -1-4. Label these distances so
staff can evaluate if the structure meets setbacks.
7. [Comment] There is a typo on the house description; this should be Hardie Plank.
8. [14- 302(B)1] Date of last revision. Please add the date of last revision with each resubmittal.
