(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] Review Comments: 1. 132.5.2 (s)] Please add the application number, SDP202200042, to the project title on Sheet C0.0. State that this is a minor site plan amendment to SDP201600006 in the title. Rev 1. Comment addressed. 2. [General Comment] Add a date of revision. Comment stands. 3. [32.5.2 (j)(k)(1), 32.6.2(g)] Show all existing and any proposed easements. Any new easements required for water, sewer, drainage facilities, or any proposed utilities will need to be reviewed, approved, and recorded prior to final site plan approval. Please submit an easement plat application the County for review. The final site plan will need to be updated so that all easements are shown and labeled identifying easement type, whether it's public or private, a Width dimension, and the recorded instrument with deed book and page number. a. Submit a new easement plat to remove the existing easements that are intended to be vacated. b. Submit an easement plat for the private access easement. c. Include the note on the easement plat: Statement pertaining to private improvements. If the subdivision Will contain one or more private improvements, as defined in section 14-106, the following statement: "Unless specifically denoted as public, the streets and other required improvements in this subdivision are private in nature and will not be maintained by either the Virginia Department of Transportation or any other public agency. The maintenance thereof is the mutual obligation of the affected lot owners. Failure to maintain the improvements in substantially the same condition as originally approved by the County may constitute a violation of County ordinance(s)." d. One combined easement plat will suffice showing all changes. Rev. 1. Comment stands. Applicant acknowledged comment and confirmed plat to come. 4. [32.7.9.51 Provide a landscaping plan that shows any proposed landscaping changes. There are street trees located along Golf Drive that were required with SDP201600006 that are being removed on the minor amendment. These trees must be replaced to comply With Section 32.7.9.5(a). As a reminder, one street tree is required for every 50' of road ROW. Rev. 1. Comment not addressed. Provide documentation from VDOT stating that the existing trees along Golf Dr. Need to be removed for site distance otherwise those street trees need to remain per the previously approved plans. a. Show the variable width landscape easement on the plat referenced above. Once approved, revise the landscaping sheet with the recorded instrument number as applicable. ROAD Plan Amendment /MIA require Vacation plat, to vacate existing access easement across proposed lots. Please provide deed bk.-pg. reference to existing easement/s to be vacated, sheet C2.0. 2. Please update Engineering on CDD status of easement (Vacation) plat Application, and review. Comment also applies to ROAD Plan Amendment, SUB201600021. 3. Coordinate asphalt pavement cuts with VDOT. Work within public RW requires VDOT Land Use permit.' Albemarle County Fire -Rescue — Howard Lagomarsino, hlaeomarsino@albemarle.org — Requested changes, see below. Fire apparatus access roads that provide access to all sides of the ground level within 150 ft of the access road, and have a minimum travelway width of 20 It is required for all buildings. The width of the travelway of Beechen Lane is not sufficient to allow on street parking without obstructing the Fire Apparatus Access Lane to less than 20 ft in width. Please provide for No Parking - Fire Lane signs on both sides on the plan. Virginia Department of Transportation — Doug McAvoy Jr., douglas.mcavoy&vdot.vir iginia.gov — No objection, see attached (8/15/2022). Albemarle County Service Authority (ACSA) — Richard Nelson, melson&serviceauthority.org — Review pending. Any comments will be forwarded upon receipt. If further information is desired, please contact Doug McAvoy Jr. at (540) 718-6113. A VDOT Land Use Permit will be required prior to any work within the right-of-way.
