Whirley Commissioner of Highways September 4, 2013 Mr. Christopher Perez Senior Planner County of Albemarle Department of Community Development 401 McIntire Road Charlottesville, VA 22902 Re: SUB - 2013- 000112 Briarwood, Phase 5, Lots 10 -14 Dear Mr. Perez: I have reviewed the final plat entitled "Subdivision Plat Showing Lots 10 Through 14, Phase 5, Briarwood Subdivision" dated August 5, 2013 with revisions dated August 8, 2013 as submitted by Lincoln Surveying and offer the following comments: 1. The plat appears to be in agreement with the approved construction plans for Briarwood Subdivision. 2. The existing temporary turn around easement for lots 10 -14 needs to be shown on the final plat. Preliminary comments for the following divisions of the Department of Community Development and other agencies, as applicable, are attached: Albemarle County Division of Zoning & Current Development (Planner) Albemarle County Division of Zoning & Current Development (Engineer) Virginia Department of Transportation Albemarle County Department of Fire Rescue Albemarle County Division of Planning (E911) Albemarle County Division of Current Development (Building inspections) Albemarle County Service Authority Comments reflect information available at the time the development proposal was reviewed, and should not be considered final. However, the Site Review Committee has attempted to identify all issues that.could affect approval of the proposed project. Please make the revisions that have been identified as necessary for preliminary, approval by the Site Review Committee. If you choose not to make the requested revisions, please submit in writing justification for not incorporating such revisions. Submit eight (7) copies to the Department of Community Development including responses to each of the attached comments of the Site Review Committee by September 16",,2013. Failure to submit this information by this date will result in suspension of the review schedule. Review will resume when revisions are submitted along with a reinstatement fee of $65. Perez, Senior Planner Division: Planning Services Date: September 3, 2013 Subject: SUB 2013— 00112 Briarwood Phase 5 (Lots 10 -14) _Final Subdivision Plat prior to a Preliminary The County of Albemarle Planning Services Division will approve the plat referenced above once the following comments have been satisfactorily addressed (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further. review.): [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless.otherwise specified.] 1. [14 -303F] There is a variation request in our office to modify the phasing plan for the Briarwood project, specifically in the phase that is the subject of this subdivision plat (phase 5, previously a portion of phase 8). The item has been scheduled for the BOS's Sept 4th 2013 meeting. If approved by the BOS, on sheet 2, next to the phasing plan please reference the date of the revised phase plan approval as to avoid any confusion in the future. 2. [Comment] On sheet 2 of 3, under Area Tabulations the plat incorrectly lists "Phase 1A -1" and "Total New lots in Phase 8 ". 1 believe both of these should be revised to reference Phase 5. 3. [Comment] On sheet 2 of 3, under Site Totals the plat references an unrecorded plat last revised April 12, 2013 and what appears to be inaccurate acreage of "84.961 ", the plat which is being referenced makes note of "87.571 acres" rather than the "84.961 acres" mentioned above. Revise if appropriate. 4. [14- 302(B)1] General information. Add a revision date to all future submittals. 5. [14 -414, 430] Public water and sewerage, Dedication of water and sewerage system.
