E& S Plan and SWM 1. Please show the drainage easements within the property boundary.Comment addressed. 2. The property drains into a lake managed by the Forest Lakes Community. Per Section 17.314 and section 17.315, water quality and quantity will need to be addressed. A WPO application can be filled out for the stormwater management and erosion and sediment control review. The load reduction calculation spreadsheet can be found on our website, www.albemarle.org/deptforms.asp?department=cdd. The file name is Plan Review BMP Removal Rate Computations. [Revision1] Comment partially addressed. Albemarle County still requires water quality to be addressed [Section 17-315]. One option is to place a grass swale just north of stormsewer and running parallel to stormsewer. The grass swale can serve as treatment before entering the drainage system at STR-3 or STR 1 and 5. Also, please provide the following corrections and address the remaining stormwater management comments below : a) The removal rate computations has an incorrect area. Please change to 1.91 acres and not 6.72 acres. The area just north of property is being developed which reduced the runoff to this site. Please revise all calcs and drainage areas. b) The stormsewer should be designed to handle the 10 year storm [Section 17- 314]. Please also include the 10 yr storm analysis. It appears with a 10 year storm, increasing STR 6 to be 92’ long will be adequate. The steel plate and 9” orifice can be removed, but a grate shall be installed to prevent clogging in the 12” pipe. 3. Please show the the VDOT Flared End Section ES-1 for the outlet pipe. Comment addressed. A 12” outlet pipe will be anchored in retaining wall. 4. The area between the proposed grate inlets will start ponding. Please revise to prevent ponding. Comment addressed. 5. Please provide the detail of the 1’ wide wall located south of site. Comment addressed. 6. On sheets 5 and 9 for post development, please do not show the grate inlet and pipe to be removed. Comment addressed. 7. Please revise E2 to be a 24” RCP outlet pipe. Comment addressed. The outlet pipe was revised to 12”. 8. The site will eventually drain into (2) – 12” DIP before entering the pond. Please replace pipes with a 24” RCP. This will require permission from the Forest Lakes Community Association, Inc. Please provide. Comment addressed. The pipes do not need to be replaced. Sincerely, Michelle Roberge
