Based on Plat dated April 10, 2013:
In general - no objections to the plat...
Keep in mind as this portion of the project progresses Fire Rescue's concerns will center on emergency vehicle
access, room to safely iperate and adequate water supply. Below is a sampling of some of the commmon concerns
that we have had with similar projects (a plat plan does not provide enough detail for complete listing of all
concerns):
1.Fire apparatus access roads shall have an unobstructed width of not less than 20 feet
Streets designed with on street parking shall be no less than 28 ft FC/FC for one side parking and 36 ft fc/fc for
two side parking.
2. Streets with parking restricted to one side needs to be marked "No parking".
3. Cul-da-sac Radius shall not be less than 48 ft.
4. Required fire flow shall be no less then 1000 gpm @ 20 psi.
5. Hydrant locations shall be on a 500 ft spacing per travelway. Contact Fire Offical about proposed locations.

I have reviewed the subject plat and have one comment.
There needs to be a road connecting to Old Trail Drive at the existing Upland Drive and extending along the divide
between blocks 5 and 20 to connect to the road parallel to Old Trail Drive running along the back of blocks 5, 6,
and 20.

4/2/13: I consulted with Megan about Bill's request to not respond to VDOT's and my comment #4 about showing
the streets within these blocks as shown on the rezoning plan.
I explained to Bill that we could accept an outline of the streets along with a note on the plat that stated access to
these blocks could not be provided off of Old Trail Drive (and therefore would have to come off the internal streets).
Bill stated that he would contact VDOT directly and find out if this would be okay with them too.

The final subdivision plat has been reviewed:
1. Please include an indication for Block 5’s location on Vicinity Map (appears to point to 5, 20, and
21, but only call out blocks 20 & 21) or modify plat area to only include blocks 20 & 21.
2. Please indicate the proposed public road right of way, SWM easements, and sight distance
easements proposed with Edenbrook Park site plan (SDP2012-00042 preliminary; not yet
approved) on this final plat. Final plat approval cannot precede final site plan or WPO plan (not
yet submitted) approval for Edenbrook Park.
3. Please indicate proposed water and sewer lines, proposed drainage lines and structures, fire
hydrants, and proposed stormwater management facilities after approved on Edenbrook Park site
and WPO plans.
4. A VDOT accepted public road or a subdivision - road bond will need to be posted for roads
proposed with Edenbrook Park site plan prior to the approval of the final plat.
5. Subdivision – water & sewer (by ACSA) and WPO (ESC and SWM, by the county) bonds will
need to be posted prior to the approval of the final plat.
6. Future anticipated fees associated with the engineering review of the final plat and site grading
permit and inspection could include but are not limited to:
Public Street plan review fee $250 / each review
Erosion & Sediment Control plan review fee $300 / each review
Stormwater Management plan & calcs review fee $300 / each review
Grading permit and first year inspections fee $100 / disturbed acre
7. A stormwater management maintenance agreement will be required for Edenbrook Park prior to
final subdivision plat approval.

The Albemarle County Current Development Division will grant or recommend approval of the
final plat referenced above when the following comments have been addressed. [Each comment
is preceded by the applicable reference in the Subdivision/Zoning Ordinances, unless otherwise
specified.]
1. [14-302(A)(2)] Vicinity map. On Sheet 1, please add Block 5 to the label of blocks
shown in the vicinity map.
2. [14-302(B)(2)] Name of plat preparer. On Sheet 1, please add the name of the person
who prepared the plat.
3. [14-302(B)(8) and Code of Development, p. 31] Yards. On Sheet 1, please revise the
setbacks for Block 5 to show “0 feet” for the front, side and rear setbacks. In a separate
note, please show the setbacks for Block 20 and Block 21 to be “5 feet” for the front
setback, “0 feet” for the side setback and “5 feet” for the rear setback.
4. [Rezoning Plan, Sheet 4 of 9]
Transportation Plan. On Sheet 2,
please show the areas reserved for the
streets identified as “B” and “E” within
