[Comment] Please provide a comprehensive list of all proposed site modifications on the Cover Sheet. Rev1: Comment addressed. 2. [32.5.2(a)] Provide boundary dimensions where work is proposed in close proximity to the parcel boundary. Rev1: Comment not addressed. I do not see any boundary dimensions on the plan, just the parcel labels on each side of the boundary lines. Due to the proximity of the improvements, it is fine to leave it as is for this minor amendment; however, appropriate boundary information will be required for the easement plat(s). Rev2: Comment to be addressed with easement plat(s). 3. [32.5.2(a)] Zoning will verify if the proposed revisions are covered by the previous Special Permit allowing the use in the floodplain; their determination will be forwarded once it’s complete. This review has revealed several discrepancies between the plat and the plan; all easements must be consistent between the two applications. For clarification, the discrepancies noted on the BLA review are listed below. Please also make sure that the Deed Book and Page Number for all existing easements are shown on the site plan; the two existing easements on TMP 78-21B aren’t labeled properly. All easements must be recorded prior to site plan approval. Inconsistencies between the plat and plan: a. The 20’ access easement is shown differently at its southern end. On the plat it follows the turn on the property line, but on the site plan it does not. b. The 20’ access easement is partially wooded, but no grading or clearing is shown on the site plan. However, the limits of disturbance extend the length of the proposed easement. c. No easement is indicated on Pireus Row, but the limits of disturbance on the site plan cover the entire travelway/road. d. Portions of the temporary gravel access road, construction entrance and tire wash area near the modified property line are outside of the adjusted boundary and proposed easement area; the easement may need to be extended to cover these areas. 13. [Comment] This site plan amendment cannot be approved until Engineering completes its review of both this and the WPO application and grants their approval. Inspections, VDOT and ARB have reviewed the proposal; each has no objection. Fire rescue comments have been provided. Rev1: Comment still pending. Any fixture over 3000 lumen must be full cut-off (no bulb or lens below the fixture housing and zero tilt). Additionally, the cut sheets must be provided in the plan set, not as a separate exhibit. Please include this standard lighting note on your plan, ‘Each outdoor luminaire equipped with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to reflect light away from adjoining residential districts and away for adjacent roads. The spillover of lighting from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed one- half footcandle’. Rev2: Comment addressed. 16.
