A. Road Plan (SUB201300163)
1. Show sight distance for drivers looking east onto Blackbird Lane at intersection to box store
entrance.
2. All street name signs shall be located on the left side of road per Albemarle County Design
Standards.
3. Sidewalks are typically shown on both sides of street. Is there a waiver to only show sidewalk on
one side of the street for Blackbird Lane and Swanson Drive Extended? Please clarify.
4. For Blackbird Lane, Swanson Drive Extended and 4 th St, all entrances from travelway shall show a
25’ radius at a minimum. See VDOT standard on page F-103. The link is shown below.

5. The 10’ radius at the intersection of Swanson Drive Extended and 4th Street should also be 25’ at a
minimum.
6. Blackbird Lane, Swanson Drive Extended and 4th St are crowned with runoff draining to DI’s.
Please show CG-6 instead of CG-2.
7. The intersection of Swanson Drive Extended and 4th St. is almost addressed. The median on 4th St
needs to be widened to about 4’ and revised to a raised median for its entire length. The pavement
striping will not work. This raised median will be a pedestrian refuge if future sidewalks are
necessary. Also, please provide a minimum radius of 3’ for the median allowing channelized flow
from Swanson Drive Extended.
8. For the road profiles, label existing and proposed grade at every 50’ station, including
intersections.
9. On Sheet C-11, please remove centerline so pavement marking is clear.
10. Please follow the MUTCD pavement marking standard. Separate the two directions with two solid

yellow lines. Also, follow median striping example. Please see examples below.
11. Please label crosswalk with the 5 symbol near District Avenue.
12. Please show a radius for pavement marking at intersection of Blackbird Lane and Swanson Drive
Extended.
13. Near the stop sign at Blackbird Lane, intersecting District Ave, please clarify where the pedestrian
sign will be located. I recommend placing a pedestrian sign with arrow pointing downwards next
to crosswalk.
14. Please show private road easements on plan. This will need to be recorded on a plat. Also note,
that stub outs for future connections shall be shown with easements. The easement should be wide
enough for required grading to build future connection.
15. On sheet C-12, the private road easement varies for 4th st. I recommend labeling it as “varies”
instead of “66’”.
16. Please show structures 201 and 189 on profile sheet.
17. This road plan cannot be approved until all road plan reviewers (ACSA, VDOT and Planning)
grant their approval. Fire/Rescue has no objection to the first road plan submittal.

Engineering has completed the site plan and road plan review. Please note that this is a condition of
approval. Please address the following on the final plans.
A. Site Development Plan (SDP201300041)
1. Please show pavement marking near the NE corner of bldg to show transition in travelway where
one island is not in alignment.
The applicant has also acknowledged that all easements will be shown on a plat and will be
submitted later. All easements will be reviewed at that time.
B. Road Plan (SUB201300163)
1. Please show the access easement measurement from back of curb to back of curb.
2. Please show the solid white line around the median where there is channelized flow to Lenox Ave.
3. This road plan shall be approved by ACSA, VDOT, Planning and Fire Rescue.

Re: SUB - 2013 -00163 Stonefield Road Plan
Dear Ms. Roberge:
We have reviewed the road plan for Stonefield, Blocks F & G dated 11!`7113 as submitted by W
W Associates and offer the following comments:
1. As the roads in this development are to remain private, our comments are primarily
concerned with the connection to Route 29.
2. There is a note indicating that access from Route 29 is to be maintained at all times,
however, there is no discussion as to how this access is to be maintained. The plan for
this would be helpful so that it can be determined if signal timing modification will be
necessary or not.
3. There is note that contractor is responsible for preparing a maintenance of traffic plan. It
is preferred that the MOT be prepared as part of the road plan/site plan approval.
4. The site plan shows a proposed temporary construction entrance at the intersection of
Stoneridge Avenue and Lennox Avenue. This construction entrance should be shown on
the road plans as well.
