To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is within Albemarle County and is zoned Commercial — C1. The permitted
uses of the Property are provided in Section 22 of Chapter 18 of the Albemarle County
Code ("Zoning Ordinance"). The Property is subject to the Entrance Corridor and Airport
Impact Overlay Districts described in Section 30 of the Zoning Ordinance.
• The Property is subject to ZMA200800007, approved December 9, 2009, to rezone the
Property from CO to C1 and is subject to proffers regarding permitted uses. The
previous zoning map amendment, ZMA198400010, approved May 16, 1984, rezoned
the Property from RA to CO.
• C1 zoning permits the Property's current use, veterinary office and hospital, by Special
Use Permit. The Property is subject to SP200800067, approved December 9, 2009,
which permits veterinary services with conditions.
• The Property is subject to site plan SDP198900029, approved May 11, 1989. This plan
was later amended by SDP199000023, approved March 15, 1990. To the best of our
knowledge, the Property was developed in accordance with the approved site plan.
• The Property is subject to SUB200800092, approved November 20, 2008, which created
TMP 03200-00-00-048A0. This subdivision created stand-alone parking of sixteen (16)
spaces, which was permitted by SP200800020, approved October 8, 2008.
• There is no pending zoning map amendment, special use permit, conditional use,
special exception, or variance request on the Property.
• If the Property contains physical development approved with a site plan, then in the
event of casualty, the Property may be rebuilt substantially in the same form upon
satisfaction of all required building permits and site plans, as applicable.

To the best of my knowledge, the Property is currently in compliance with all applicable
requirements of the Zoning Ordinance. A review of our files found (i) no zoning or
building violations applicable to the Property, whether pending, contemplated, or having
already occurred, (ii) no fees due or pending with respect to any matter before the
County Zoning Office and (iii) no pending application for rezoning of the Property or for a
special or conditional use permit or variance in connection with the Property. Further, no
proceedings to challenge the zoning or other governmental approval or use of the
Property is pending or overtly threatened to the best of my knowledge.
• Copies of relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)albemarle.org may be made. It will take longer to fulfill if the request is not
based in Virginia.
