If there was a curve section at this location, it appears that the right -of -way would be a constant 54' right -of -way. 2. It appears that the storm sewer that is to be located within the proposed new 20' drainage easement will convey site runoff from TMP 46134 -5 from the north side of Regent Street to the south side. Previous comments from the road plan submission for the Regent Street connection to existing Worth Crossing has requested that sight lines and profiles be shown for the proposed entrance. The plan has not yet addressed the comment and the latest site plan does not show the site lines at this intersection. There is a concern that the sight line may fall outside of the existing right of way and there may be a vertical obstruction caused by the road. This comment should be adequately addressed prior to the approval of a subdivision plat. 2. Adequate right of way on Regent Street from Worth Crossing to this section of the subdivision will be required prior to acceptance for maintenance. 3. Drainage easements on the plat do not match the easements on the latest road plan at the intersections of Regent and Burgandy and the intersection of Burgandy and Decatur. Please re-label all “New Storm Drainage Easement” to “Permanent Drainage Easements.” Also remove “Hereby Dedicated to Public Use” for all proposed storm drain easements. 2. It appears that the drainage easement on the sw corner of Lot 61 is incorrect. It appears from the road plans, the 20’ easement should overlap the sw corner of the lot line. 3. The bearings and distances for the drainage easement on page 6 are missing. Please provide. 4. Please show the sight distances. 5. Please note that the WPO application (WPO2012-98) submitted on 1/22/13 is with Sherry Short. We are still waiting for a valid owner’s signature before I can review. 6. Approval of the plat can only be recommended when the WPO plan and the road plan are approved and improvements are bonded, per section 14-434 and 435. 7.
