King Plan received date: 11 June 2013 Date of comments: 2 July 2013 Reviewer: Michael Koslow Review coordinator: Megan Yaniglos The first preliminary plat submittal (SUB20130081) submitted 10 June 2013 has received Engineering Review and does not appear to meet Albemarle County minimum checklist items for approval. This review does not include a review of Erosion & Sediment Control or Stormwater Management. Please adequately address the following comments for preliminary plat approval: A. Existing Conditions Information 1) Please indicate all existing easements. Overhead telephone line appears on sheet 1 next to Free Union Road. B. Proposed Plan View Information 1) VDOT approval is required for this project as it affects public right of way. 2) Short Version BMP Computations indicate 5 driveways but only 3 proposed structures. Please update with WPO plans. Recommend update to preliminary plat submittal. C. Tier III Groundwater Assessment 1) Please provide a graphic depiction of groundwater recharge areas and flow. Of particular concern is providing adequate area for proposed Lot 1 which is not adjacent to conceptual BMP location. Engineering Review Comments Page 2 of 2 Please adequately address the following comments for final plat approval: D. Application Information 1) Please submit a separate set of 7 road plans with application and fee for review and approval. 2) Owner is required to provide a completed copy of the standard stormwater maintenance agreement and fee for recordation for any stormwater management facilities. 3) Prior to final plat approval, a separate set of Water Protection Ordinance plans must be submitted and approved including: stormwater management plan and erosion and sediment control plan. 4) Prior to final plat approval: • water protection ordinance – erosion and sediment control and stormwater management and • subdivision – road and drainage bonds must be calculated by the county and paid by owner after receipt of a Bond Request Form from owner. Charlottesville, VA 22902 Subject: Site Review Meeting Comments July 3'd Site Review Meeting Dear Mr. Brooks: Below are VDOT's comments on the preliminary and final plats for the July 3'd, 2013 Site Review Committee Meeting: SUB201300081 Houndstooth — Preliminary Subdivision Plat (Megan Yaniglos) 1. The sight distance in both directions needs to be shown on the preliminary plat. 2. The approximate distance to the nearest intersection in each direction should be added to the preliminary plat. 3. The proposed pavement design for Houndstooth Court should be added to the preliminary plat. SUB201300079 Kuttner — Final Plat (Johnathan Newberry) 1. The gravel drive shown on the plat is existing. Both lots will need to use this entrance as access. 2. Further investigation would be required before any additional single family lots would be allowed to use the entrance for access. All fire access roads shall have a 20 foot wide unobstructed width. 2. All roads 150 feet or longer shall have an approved fire apparatuis turn around. Cul-da-sac shall be 96 feet EP/EP.
