Subject: SUB201800176—"Final Subdivision Plat Creating a Special Lot/Tax Map 78,Parcel 20"
The County will approve the plat referred to above when the following items have been satisfactorily addressed. (The
following comments are those that have been identified at this time.Additional comments or conditions may be added
or eliminated based on further review.)
This review was completed using the sections listed under Section 14-208.3 of the Subdivision Ordinance. Staff has
provided references to Chapter 14(Subdivision Ordinance)and/or Chapter 18 (Zoning Ordinance)of the County Code
preceding each comment. The County Code is kept up-to-date by the County Attorney's office and may be found at
www.albemarle.org/countycode.

[Requirements]:
1. [14.302-(B)-5]: Please revise Note 9 to clearly reference all zoning overlay districts, including: Steep Slopes—
Preserved; Steep Slopes—Managed; and Flood Hazard.Note 9 correctly identifies the base zoning district
(Residential R-15).
2. [14.302-(B)-5]: Please revise Note 9 to include a reference to the"Special Exception to waive and modify the
Height Regulations—Setbacks and Stepbacks in Residential Districts for The Vistas at South Pantops"that was
approved with conditions by the Board of Supervisors on September 5,2018.
3. [14.302-(B)-8 and 18-4.19]: Please revise Note 10 to specify minimum yard requirements("Setbacks and
Stepbacks in Residential Districts")for"non-infill"properties/projects.Note 10 incorrectly references the
requirements for"infill"projects/properties.
[Advisory—Recommendations]:
1. Please note there are spelling errors in Notes 10 ("closet")and 12("heron").

1. Correct Note 10 to read, "Zoning setback: Front Min-closest setback..."
2. Show and label preserved and managed steep slopes, on both special lot and residue parcel.

Please note that,in accord with the provisions of Section 14-229(B)of Chapter 14, if the subdivider fails to submit a
revised plat to address all of the requirements within six(6)months after the date of this letter,then the application shall
be deemed voluntarily withdrawn.
