I offer responses to the following comments below: • Clarify the acreage to/from on the plat between parcels on the cover sheet. Also, some acreage is indicated to the second decimal place and other acreage third decimal place which results in different totals from what is indicated on the plat. An area tabulation table is provided below the owner information detailing the to/from. All parcel acreages are to three decimal places with the consolidation listed. • Clarify on the second sheet old line, new line, add appropriate symbology for the area of Parcel A added to 6A2 The zorros are placed on the line and the line is labeled as to be vacated. • An access easement must be provided for Lot 6A7. On the matter of creating an access easement to Parcel 6A1, since Mr. Schweiker owns all three parcels, that is not legal to do as it is unnecessary to create an easement granting permission to utilize your own property. I need to close by 3/10, which means they need a recorded Deed of my 15 acre parcel by 2/28. I am very sorry for this request- it was never in my plan to have to compartmentalize 15 acres from our 40 acre property. But with that being said- I am not requesting approval for an additional lot, nor am I requesting approval to build on the other 2 parcels. I am simply trying to appease our lenders requirement, which includes lending on no more than 15 acres. Given my circumstances, I am requesting consideration to help expedite this process. I can meet or discuss over the phone whenever you are available. My surveyor has agreed to expedite anything on his end as well. My real estate attorney, TGB, is also on board with this initiative. I've attached a copy of our original recorded plat from when we purchased the land, which includes 3 lots. I've also attached the proposed 15 acre piece, and the receipts from submitting this through your portal earlier this week. I've reached out to my lender for a specific date and will get that to you as soon as I hear from them. With that said, when I relayed the expected timeframe from the CDD office (60 days), they indicated the rate couldn't be held that long. So, my goal is to figure out how best to approach this and hopefully solve the problem, so I don't lose this rate. Again, thanks for your help. My lender is requiring me to compartmentalize 15 acres from my 23 acre lot, before I can close my loan. I am currently locked in at a very low interest rate (4%) for my home building project, but I have a very limited window in which I must close in order to keep that rate. Since current rates are 8%+, this is a very large amount of money if I cant pull this off. I understand that the next application submittal date for review is not until 2/6. With that said, I am seeking help in figuring out a way to expedite the review/approval process of the attached. Would you please call me to discuss? I realize what I am asking for is not typical, but I feel given the financial implications I really need to see what avenues I can pursue to try and get this expedited, and hopefully approved within 30 days.
