Context and Visibility
The Price Auto site is located in the heavily developed Rt. 29 North commercial corridor. Wal -Mart is located directly
to the north. Just beyond Wal -Mart is the Brown Auto Park building. The Price Chevrolet and Hyundai buildings are
readily visible from the Route 29 Entrance Corridor. The proposed Hyundai renovation will bring the elevation 19'
closer to the EC. The existing truck maintenance facility has less visibility from the EC.

Staff offers the following comments on the conceptual design:
1. Provide samples for the blue and silver Alpolic panels.
2. Indicate on the plan the location of the existing truck maintenance demolition. Provide architectural elevations for the new Hyundai
waiting room for review.
3. Submit conceptual level drawings of the new truck maintenance facility for review.
4. Revise the blue block above the entrance to maintain a human scale that is coordinated with the overall building and to emphasize
traditional architectural elements rather than corporate identification.
5. Provide specs for the new glass indicating that visible light transmittance (VLT) is not below 40% and visible light reflectance (VLR)
does not exceed 30 %.
6. Indicate on the site plan the existing and proposed areas of display. New display areas will require a Special Use Permit.
7. Add the following note to the site and architectural plans: "Visibility of all mechanical equipment from the Entrance Corridor shall be
eliminated."
8. Provide complete lighting information for review. Light levels exceeding 30 footcandles are not appropriate for display lots in the
Entrance Corridors.
9. Provide a complete landscape plan for review. Clearly distinguish between proposed and previously approved landscaping.
