STAFF REPORT
Zoning Map Petition - 007
Applicant - Auburn Hill Farm Corp. to be rezoned from
Agricultural A -1 to Residential R -1.
Location: Property sought to be rezoned is located in the
Scottsville Magisterial District on State Route 732 West of
the University (Milton) Airport. It has a frontage on
Route 732 of 2703 feet and a depth varying from approximately
1200 feet to 2204 feet, containing approximately 210 acres.
Area Characteristics: The subject property is part of a
farm presently operated by C.C. Kirtley. Contained within
the subject rezoning are 9 recorded lots averaging in area
a little over one acre.
General Information: The area contained within this application
for rezoning change was the subject of a preliminary plat
approved by the Planning Commission inAts April 1, 1968
meeting. This preliminary plat showed approximately 140
lots with an average lot size of over one acre. There has
been filed a final plat for six lots which have an average
lot size of approximately one acre. In the same general area
some 2600 feet east of the subject property as the crow flies
are five lots containing single family dwellings having a
lot average of over one acre.
Staff Recommendation: The staff would recommend approval.
This application for zoning change is similar to Zoning
Map Petition 005 which had an approved preliminary subdivision
plan accomplished before April 15, 1968. However, I believe
that this application would better fit into a pattern of
land use which will be developing around the area known as
Shadwell. At Shadwell there presently exist some apartment
zoning and subdivision of one acre or more. There presently
exist a school in the immediate area, thereby, not applying
pressure for additional basic facilities at this t' e.
