STAFF REPORT
Zoning Map Petition - 006
Applicant - James H. & Alice Browning, to be rezoned from
Agricultural A -1 to Residential R -1.
Location: Property sought to be rezoned is located on
State Route 729 at its intersection with State Route 53,
containing approximately 2.7 acres and having a frontage on
State Route 729 of 770 feet.
Area Characteristics: The general area is presently zoned
A -1 with a scattering of single family dwellings fronting
on State Route 53 and 729. Immediately across from this
property on 729 there exists a single family dwelling with
a lot size of approximately 3 1/2 acres. To the north at the
intersection of 53 and 729 is located the Mount Eagle Church.
To the immediate south of the property is located a single
family dwelling which appears on Assessment Maps to be on
large acreage. To the immediate west-are two single family
dwellings which appear to be on large acreage. Some
distance west of subject property on State Route 53 are
scattered single family homes on lots ranging from 1 acre
to over 2 acres. Approximately 1200 feet west on Route 53
is a general store.
General Information: It is understood from the applicant
that she wished to build an additional dwelling on this parcel
in which she contemplates moving into and the existing dwelling
will be converted to rental property.
Staff Recommendation: The staff recommends denial because
in opinion this is a spot which would cause land use to
take place which would not be in keeping with the general
area at this time. The staff is of the opinion that this is
an area which requires detailed study as to future land use.
Within the next year there is a possibility that this
area and many areas like it may be planned for smaller lot
development, but at this time it appears that the trend
is for large lot development in the area and the request
for rezoning at this time is not justified based on existing
land use in the area which is Agricultural and large lot
development.
