Zoning Map Petition - 001

Location: North side of State Route 743 at its intersection
with State Route 660 having frontage on Route 743
of approximately 665 feet, containing 4.25 acres.
Area Characteristics: The parcel in question together with
the immediate area is presently zoned Agricultural A -1. There
presently is a general store (Whytes Store) immediately across
the street as well as a public garage. The Planning Commission
recently has given preliminary approval to a 16 lot subdivision
immediately adjoining subject parcel and final approval on
2 lots immediately west of subject parcel.
General Information: There has been a building permit issued
for a shopping center on the parcel - accomplished prior to
April 15, 1968, the effective date of the County Zoning Ordi-
nance. Site plan approval is required before development
can be started.
The staff would recommend approval for the following
reasons:
1. Proposed zone and use would be compatible with
adjacent land use.
2. Would provide for neighborhood convenience services
lacking in this area.
3. Would fit in the commercial proposal contemplated
under the forthcoming Comprehensive Plan as a
neighborhood center.
4. There appears to be a sufficient trend in residential
development in the area to justify this use at this
time.
