The applicant acknowledges that a PC meeting is being set up for the approval of the application plan with the AIA requirement. 2. The site plan sheet 3 has been updated to reflect the 8 affordable units, matching the cover sheet. The cover sheet under the zoning tab has been updated to reference the affordable housing requirements from section 18-2.4.5(b) of the zoning ordinance, as requested. The open space parcels have been updated on the site plan and no longer include any of the alley. The alley area has been added to the Condominium lot. There are (3) open spaces and they total just over 25%of the property. 3. This comment is acknowledged. 4. The note about the residue parcel was a mistake. This has been revised for the 35 lots, with no residue. 5. This comment has now been addressed by adding the lot area from the alley to the condominium lot 35 and adding lots 36 and 37 to lot 35, placing all the condominium units onto (1) parcel. This parcel has frontage from Berkmar Drive, and addresses the issue about frontage for the property and fixes the open space issues, listed in comment #2. 6. From my understanding, the recreational area requirement is 200 sf per unit, which has been provided. This puts the total recreational area requirement over 5%. 1 am not sure I have ever seen the requirement to keep the recreational area under 5%, and question why that is a comment or a requirement. Can you provide additional information before we update the request, as this will affect the request with the recreational area under 200 SF per unit. Also, I have never had to do that for other projects with recreational area that exceeds 5%. 7. The expanded easement has been added to all of the sheets. 8. An easement plat is being submitted for the project, addressing the easement requirements for this project. This easement plat will be submitted this week. 9. This comment is acknowledged. The updated WPO amendment has been recently approved for the project. 3. The grading has been updated to provide a bench at the top of the 2:1 slope area reducing the slope along the bank in that area to less than 20 feet, meeting this requirement. 4. This comment is acknowledged, the final engineering wall updates are down at the county for final approvals, 5. The labels for the public and private drainage easements have been updated and match Sheet 3A with sheet 5. 6. The locations of the trees have been checked and updated to ensure 5' clearance from the storm sewer system.
