LOCATION: 475 Westfield Road, Charlottesville, VA 22901
PROPOSAL: Major amendment proposing addition of a new 41 parking space parking lot on the parcel, with a new
entrance along Westfield Road. Other hardscape changes include new sidewalks, curb and gutter, and pedestrian walkway
ramps. Landscaping and new utilities are also proposed.
ZONING: C-1 Commercial - retail sales and service; residential by special use permit (15 units/ acre)
PROFFERS: No
ENTRANCE CORRIDOR: Yes
OVERLAY DISTRICT: EC Entrance Corridor, AIA Airport Impact Area, and Steep Slopes - Managed
POTENTIALLY IN MONTICELLO VIEWSHED: No
COMPREHENSIVE PLAN: Urban Mixed Use (in areas around Centers) - commercial and retail uses that are not
accommodated in Centers and residential (3 - 34 units/ acre) in Neighborhood 1 of the Places29 Master Plan.
The purpose of this notice is to inform you about the proposed project its location and how you can access a copy of the
proposed plan and other project information, including comments from staff reviewers
Please contact the lead reviewer at blangille@albemarle.org for an online link through which you can view the plans,
reviewer comments, and provide feedback. The reviewer comments related to the proposal will be available to view on
March 23, 2023. Action on the proposed plan must be taken by April 7, 2023.
These projects are "by -right', which means that if the proposed plans meet the minimum requirements of the County's
zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public comment, we
encourage you to reach out to the lead reviewer to express any concerns or questions you may have regarding the
application.
