Below is how the initial site plan comments for the project have been addressed. Plannine (Cameron Laneille): 1. The Landscaping easement has been labeled with the instr. # on the site plan and landscaping plan. A note has been added to Note A on the site plan indicating that the HOA will own and maintain the landscaping. 2. Comment previously addressed. 3. The TMP numbers have been updated on the site plan to reflect the recently recorded plats. The recordation information has been added to the ROW and easements on the project. 4. Comment previously addressed. 5. Comment previously addressed. 6. Comment previously addressed. 7. The recordation information has been added to the drainage easements on the site plan and grading plan. 8. The recordation information has been added to the utility easements on the site plan and utility plan. 9. The SF of the existing canopy trees to remain has been labeled on the landscaping plan. These existing canopy areas to remain are located within the stream buffer, and this area has been removed from the canopy calculations. Therefore, the existing landscaping canopy, while listed on the site plan, does not contribute to the overall tree canopy proposed or required for the site (since this area is subtracted from the calculations). Also, the types of species have been listed, as requested. 10. Comment previously addressed. 11. Comment previously addressed. 12. The fire rescue comment should not apply as the overall development was already approved. The fact that the site plan does not show the utilities for the SFD lots, it is not required to. This site plan does not change the approval of the subdivision for the SFD lots and the utilities serving them. 13. The existing easements have been updated with the recordation information. 14. The street trees have been updated to match the previously approved street trees with the final site plan. Not sure why that was changed, but the final site plan has been fixed to address this issue. The landscaping requirement for the parking lot has been added to the plans and landscaping has been added to address this requirement. The existing trees to remain have been labeled, however the canopy does not count toward the project, see response from comment #9. The total canopy calculations have been revised and updated, addressing the items from this comment. 20. Comment previously addressed. 21. Comment previously addressed. 22. The affordable units have been labeled on the cover sheet. The inst. # information has been added to the plans, and will be filled in, once the platting for these units is complete and recorded. Final Site Plan comments 1. The proffers shown on the plan are from the Countyview. If there are more updated proffers, please provide a copy and we will add them to the plans for the final signature set when we get the affordable housing plat recorded. 2. A planting plan and chart has been added for the buffer landscaping on Lots 1-4. 3. The reference to the variations has been updated, as requested. 4. The units on lots 18-21 meet the requirement with the 4' front porch. This is shown and labeled on the plans and the detail. S. The note under the proposed use has been updated to clarify the units on the project. 6. The block plan allows for some variations and deviations. The open space can increase, not decrease. If we are proposing additional open space for the project, that is a benefit for the project and the block plan can allow this type of variation. Engineering: 1. The storm sewer infrastructure was completed about 6 month ago in the field. 2. Sheet 14 has been updated to fix the text conflicts on the profile. 3. The WPO amendment has been approved. E911: No remaining comments ARB: 1. A color drawing was provided and is attached labeling the building designs to the site layout. 2. Color renderings of the units are being submitted by the developer directly for the units. 3. Architectural drawings are being submitted directly to ARB by the developer. 4. The architectural plans are being updated for the colors. S. The architectural drawings are being updated to include the notes about windows. 6. The existing fence no longer exists and a new fence is not be being installed. The notes, details and lineworks has been removed from the plans. 7. See response comment #6 above. 8. The lighting note has been updated, as requested. 9. The (2) trees have been shifted, as requested. 10. The site plan shows the boundary for the site and the color rendering site plan defines the limits of this site plan. Building Inspections : No comments received Fire/Rescue The remaining portion of this project (the Single family detached lots) are not part of this site plan. These lots and the infrastructure were reviewed and approved with the subdivision road plans. This is only a site plan for the single family attached units, and this plan does not change the utilities, design, or infrastructure for the entire project. ACSA : Approved. VDOT: Approved.
