Provide VDOT CG-12 ramps /detectable surfaces at Lot 19, west, across Alley B, and south, across Road D. 2. Provide VDOT CG-12 ramps /detectable surfaces at Lot 31, east across Road C, and south, across Road D. 3. Confirm roll-top transitions to CG-6, both sides of alley A, at Lot 20-21 (and Lot 42-43) lot line/s. C4.2 4. Provide VDOT CG-12 ramps /detectable surfaces at east -west Road B-Road A intersections (4 ramps). That is, provide pedestrian crossings of Road B. 5. Provide VDOT CG-12 ramps /detectable surfaces at north south Road B-Road A intersections (4 ramps). That is, provide pedestrian crossings of Road A. 6. Extend sidewalk, west end Road B to curb. Provide CG-12 ramp to paved road surface. C4.1 C4.2 7. Layout plan sheets are indistinguishable from Utility plan sheets, C4.3, C4.4. Please revise C4.1, C.2 to show (or label, or provide): a. Traffic control signs (speed limit, no parking, stop, etc.). b. Roadway /alley width dimensions, FC-FC. c. CG-12 (many additional pedestrian crossings required). d. Sidewalk widths. e. Ownership of adjacent parcels to development (owner, bk.-pg., TMP). f. Public RW (Roads A,B,C,D), and private access easements (Alleys A, B). C4.3 C4.4 8. Recommend sanitary main for south side of Road D, similar to N side, to: Engineering Review Comments Page 2 of 4 a. Minimize conflict with paving, roadway construction activity. b. Minimize conflict with water main near center of Road D. c. 12 private SAN laterals (crossing Road D) are problematic from Engineering perspective. Engineering defers to ACSA. 9. Label roads (C4.3., C4.4). 10. C4.4: Recommend sanitary main for sanitary laterals in arc behind Lots 45-51. Grade favors back lot placement of laterals /main for these lots (C5.1); comment recommending against sanitary laterals, Road D, applies to Road B, as well. If 7 lots are collected in a sanitary main behind lots, only a single sanitary main crossing of Road A is required. Utility conflicts are minimized. C5.0 C5.1 11. Provide additional proposed grade contours. Design difficult to evaluate since so few proposed contour labels. Additional comments possible. 12. Provide additional ex. contour labels. 13. Please see Engineering WPO202300001 review comments, sent 2/14/23. Revise grade accordingly. 14. Label stream buffer/s. 15. Label (identify) on -site SWM facilities, per Old Trail Village Master SWM Plan. a. SWM outfall str. 400 must convey runoff to a natural drainage feature; extend pipe or provide defined manmade channel to convey 10-yr event runoff to a natural receiving channel /feature /stream. 16. Lot 51 appears susceptible to runoff from open space to the west; provide specific detailed spot elev. /proposed grade to ensure Lot 51 does not receive off -site storm runoff. 17. Provide specific proposed grade /spot elevations /labels or notes that specify 6" fall a distance 10-ft from all structure foundation walls (a USBC, uniform statewide building code ) requirement. C5.2 18. Show /label PC /PT or expand Curve Table to list PC -PT stations. 19. Provide typ. pavement sections for Roads A,B,C,D, and Alley A, B. 20. Provide pavement design based on ADT. Ref. 2018 VDOT Pavement design guide for subdivision and secondary roads in Virginia. Include ADT on the plans. 21. C7.2 a. Provide VDOT LD-204, stormwater inlet computations b. Provide VDOT LD-229, storm drain design computations. c. Storm Profile 4: Provide VDOT ES-1 at Str. 100. d. Label Str. 100. C7.1 22. Storm 13 profile caption appears twice, but profiles differ; please re -title one or the other. 23. Storm profiles 3,5,6,9: Wherever pipes or structures are in fill, please specify compaction labels /notes, including 6" lift max (or = max) based on best management practice to help ensure against settling. HDPE is susceptible to settling, and fill sections are far more likely to settle than cut sections. For example, pipe 203 (profile 3), 202.92' of 15" HDPE @ 0.56% slope may settle during construction. If As -built slope <0.50%, post -installation remedy may be difficult, expensive, or both. 24. Profile 12: Revise 15" DIA downslope of 18" DIA HDPE pipe. Downslope pipe DIA should be > upslope storm pipe DIA. 25. Str. 150: Please include profile label for 9z" steel plate in floor of structure, since INV IN-INV OVD4-ft. C7.0 Engineering Review Comments Page 3 of 4 26. At Str. 140, 142, provide profile labels for %," steel plate in Str. floor, since difference INN IN-INV OUT >4-ft. Ref. VDOT Drainage Design Manual, 9.4.8.7. 27. At Str. 142, provide SL-1 safety slab label; for any str. ht. >12-ft., provide SL-1 label. C9.0 Road A 28. Provide underdrains with VDOT nomenclature at cut/fill transitions (x 3). 29. Road A: Revise vertical curve, PVI Sta. 13+45.29; Min. K Value, sag curve, =15.0. 30. Label Int. with Road C, Alley B. C9.1 Road B 31. Provide underdrains with VDOT nomenclature at cut/fill transitions (x 3). 32. Revise profile, Road B, to continue -2% intersected cross grade and < 4% for a min. 40' from EP of intersected street; this occurs at each end of Road B. Ref. p. 4 Road plan checklist items, below: rural street intersections continue the -2% intersected cross grade for a minimum of 20' from the edge of pavement of the intersected street. A low point is provided off the intersected street for drainage. {policy, following VDOT practice} street grade is less than 4% for a minimum of 40' from the edge of pavement of the intersected street. (This grade can be within the first road curve which transitions from the 2% intersected cross grade) {policy, follows ord. for travelways 18-4.12) 33. Label Int. with Road A on Road B profile. Road A CL is begin /end station for Road B. C9.2 Road C 34. Provide underdrains with VDOT nomenclature at cut/fill transitions (x 1). 35. Revise profile, Road C, Sta. 11+60(t) to continue -2% intersected cross grade for width of Road A, and then < 4% for a min. of 40' from EP of intersected street (Road A). 36. Label Int. with Roads A, D, and Alley A on Road C profile. Road A intersects Road C at (Road C) Sta. 11+60(t), and Alley A and Road D intersect Road C at points shown in plan view. C9.3 Road D 37. Provide underdrains with VDOT nomenclature at cut/fill transitions (x 2). 38. Revise Road D profile to continue -2% intersected cross grade and < 4% for a min. 40' from EP of intersected street; this occurs at intersection with Road C, Sta. 10+00(+). 39. Label Int. with Road C and Alley B on Road D profile. C9.4, Alley A 40. Provide underdrains with VDOT nomenclature at cut/fill transitions (x 2). 41. Revise Alley A profile to continue -2% intersected cross grade and < 4% for a min. 40' from EP of intersected streets; this occurs at intersections with Road C Sta. 13+25(+) and Alley B. Note: Alley B may be super -elevated its entire width (2% cross -grade). 42. Label Int. with Road C and Alley B on Alley A profile (Alley A begins /ends at Road C, Alley B). C9.4, Alley B 43. Label Int. with Roads A, D, and Alley A on Alley B profile. Engineering Review Comments Page 4 of 4 44. Revise Alley B profile to continue -2% intersected cross grade and < 4% for a min. 40' from EP of intersected streets; this occurs at intersections with Roads A and D, which are begin/end stations of Alley B. 45. L1.0: Relocate streets trees that appear coincident with storm drain inlets at Lots 18, 45, 49. 46.
