The Followina are the comments on the site plans and subdivision plats for the
month of July.
(1) Wilson Cropp, Jr. - No public facilities.
(2) Westfield Office Site Plan - Water and Sewer is available. The least sized water
meter available through the Albemarle County Service Authority is a 518". The sewer
lateral shall be inspected and testca by the Albemarle County Service Authority.
(3) Crutchfield Site Plans - Water is available about 1500 feet from site. The cost for
installing the proper size lines may be prohibitive.
(4) E. Edward Good - Water is available to comment more fully a detail set of plans will
be needed.
(5) Fox Wood - No public facilities.
(6) Pantops Site Plans - No public facilities.
(7) village Green - Water is available. To comment fully a detail set of plans is needed.
Loftlands - No public facilities.
(9) Wilder Tract R. P. N. - The existing water line is within the City. We do not have
the exact location. The size of the existing server line should be shown on the plans.
The water and sewer plans will require State Health Department approval. Also shall be
approved the the Albemarle County Service Authority. If the fire hydrant is moved a blow
off will be required on the end of the water line. Four inch water lines will have to be
approved by the Albemarle County Service Authority Board before they can be used.

Our previous comments concerning the improvement of Route 640 remain the

by this office. At this time no determination for a necosaity of drainage easements
can be made. Profiles and internal eight distances, as well as intersectional eight
distances, will have to be checked ee mad plane are developed. This could conceivably
bring about some change in this plan.

1. Wilson Cropp. Jr. Preliminary Plan - Route 618
The existing road (ant in State System) at the vent aide of the property

the plan should be changed to indicate that Lot 16 thiu 21 sball use this entrance
mad. I would recommend improvement of Route 618 along the frontage setting back
ditches to the proper location and providing a proper width shoulder.
2. Westfield Office Site Plan - Route 1452
♦ commercial entrance permit will be required. The location and size of
entrance as shown would be adequate. The permit application man include the cutting
Of the pavement to install the sanitary sewer.
3. Crutchfield Site Plan - Route 606
A ocMO=ial entrance will be required (location as shown is adequate).
A right turn lane 100 foot full width and 1GO foot taper will be required.
4. C. Edwa^d Good Site Plan - Route 631 North
A commercial entrance Will be required with a 12-foot videningtto Lextend
approximately 48 feet from the entrance back toward the railroad. The existing
guardrail should be shown on this plan as Well as the location of the new guardrail.
Guardrail will be required around the entrance for a sufficient distance to protect
travelling Houle 631. At the time a commercial permit Se requested, the
Profile for the entrance mad covering the first 100 feet should be submitted. The

After our meeting of June 14, 1977 1 feel a statement of position is
in order. When the Department first saw this subdivision plan the plan
indicated a fixed number of lots, however, a temporary turn around was
provided which could allow future expansion to the remainder of the property.
Our question at that time was how much traffic can oross this temporary
boundary in the future so that this road could be properly sized. The
developer at the direction of the Albemarle County Plaffil Commission
increased the size of the right of way dedicated for the main access road
so that the remainder of the property would not be encumbered with a right
of way restriction for the first section. The developer has agreed to increase
this right of way although he contends that devclo ment plans for the future
are extremely distant. The Department has agreed to an alignment configuration
based upon the subdivision currently proposed accepting the poseihility that
future deveaopment could bring.
We have, however, accepted your recommendation that the road typical
section be based upon the remainder of the farm being developed at the same
density including a pavement design of ten inches of compacted atone, prime
and double seal surface 22-foot wide with adequate shoulders. We would also
hope that if this farm does develop in the future alternate means of access
would be investigated at that time.
