Good afternoon.
First, no they were not assigned to me.
Second, am I correct that it was two different submission (lots 1-3 & 10-13) and not one? The way you sent the two
emails (attached) is a bit confusing to me.
Third, I'm not finding any submittals either with the name of "Fairhill" or under the existing TMP numbers in
CountyView (Application Tracking). The most recent I'm seeing is SUB2020-203 that we approved in January.
So, you will need to reach out to our intake staff members at CDDSubmittal@albemarle.org to iron out any
submission issues.
I have copied them on this email but please reach out to them directly.
Fourth, it is very unlikely that I will be the person assigned to the review.

I have confirmed the location you provide and I have discussed the issue with others again.
It is agreed that the code requirement 30,000 SF Buildable Area does not apply to the portion of Ashcroft that was part
of the first rezoning in 1979, since it predates the ordinance.
However, please keep in mind that one of the conditions of approval (A6) necessitates that you provide on your plat
not only the primary and reserve drainfields but also the house site so that staff can ensure that no critical slopes are
impacted.
So, please ensure that you included that information on the plat.

Attached you will find the original County Approval for the Ashcroft Subdivision from March, 1980 that spells out the
lot requirements for the subdivision, as well as two displays that show the area of Phase 2, Section 9 being part of the
original approval. Because these lots were approved in 1980, it is our understanding that they are not subject to the current
planning rules, they are grandfathered to meet the regulations at the time of approval.
Please let me know if you need any additional information and whether we need to resubmit the plan or if the plan as
currently submitted will suffice.

signed/notarized/sealed plats.
Once I receive them, I have to do a last review and then get others to sign them.
We try to do this step as soon as possible but it can take a few days depending on multiple things.
Again, once the County has approved the plat (the step just above) and given them back to the applicant, then it is up to
the applicant and their consultants to get the recordation done quickly.
I have nothing to do with that step.

So it is very likely when I get to the review I will be able to state it is ready for signatures.
If that turns out to be the case then it is up the applicant to get the signed, notarized and sealed plats back to me quickly

Then the applicant submits to me (making sure I'm emailed to let me know once it is dropped off) 2 or more original
signed/notarized/sealed plats.

Again, once the County has approved the plat (the step just above) and given them back to the applicant, then it is up to
the applicant and their consultants to get the recordation done quickly.
I have nothing to do with that step.

This project is for the existing TMP 57-35R3 to be subdivided into 3 lots.
This does not require Planning Commission review, since all PC approvals were received with the
previously approved portions of the project.
It is just under administrative review.
It was submitted for a 2nd time, to address the comments on the 1st submittal, on 1/7/2021.
It is currently in my review queue, and I hope to have time to work on it late next week.

Yes our aerial topo (1 ft contours with .05ft accuracy) is a lot better than any county GIS junk ..... so Engineering should
accept it versus anything the County GIS shows. Matt— call me if you have any questions.

Paty in 2006 1 had Townes fly the property to get better topo survey. The plat, construction plans and critical slopes
exhibit reflect this better info.
It's the same topo data that was used to check the previous plats and construction plans.
Will the county engineer accept this better topo?

Just for clarity, attached is what the County's GIS currently shows for the Critical Slopes in the parcel in question.
The Critical Slopes shown on the plat and exhibit do not appear to match this.
It is possible that in 2006, when the now expired preliminary plat was approved, it was different.
I do not know that history.
However, unless there is a piece of information we are missing, since the previously approved preliminary plat is no
longer valid the plat under review currently has to meet current requirements.

Please address engineering's comment on the Critical Slopes and then produce a new exhibit for the Building Areas.
It does not appear any change has been made.
Until the critical slopes are shown as depicted currently on the County's GIS the building areas cannot be evaluated as
to if they are sufficient.
This should be done on both the building area exhibit and on the plat.
