Good morning.
I just want let you know that your application for the preliminary plat for Fairhill Estates Lots 5, 6 & 7
has been deemed incomplete.
Below, and more importantly attached is information on how to address the incompleteness.
However, please look at the last paragraphs below for information on an option that exists for the
resubmission.
SUB202000203 Fairhill Estates - Preliminary Subdivision Plat
Because the above -referenced preliminary plat omits information required by Albemarle County Code Sections
14-302 and 14-304 through 14-307.1, the plat is incomplete and will not be accepted for official submittal,
pursuant to Section 14-218(C). Attached I have provided all corrections or modifications that will be required
to permit acceptance of the plat. Within fifteen (15) days after the date of this letter the subdivider may resubmit
the preliminary plat. The date of the next application deadline after the resubmittal of the plat shall be deemed
to be the date upon which the plat was officially submitted. In the event the subdivider fails to resubmit the plat
within the fifteen (15) day period, the plat shall be deemed to be disapproved and a new application and fee
shall be required for submittal of the plat as provided by Section 14-218(D).
Also, I would like to call your attention to the options you would have with the resubmission.
You can either revised the plat previously submitted to address all of the items in the attached letter and
resubmit it or, because this plat only includes 3 proposed lots, there is an option to get the final plat reviewed
before a preliminary plat is approved.
The alternative option is done by submitting both the final plat and an exhibit that includes all things required
for the preliminary plat.
Both fees, preliminary and final, must be paid and the review of the final plat and the exhibit will be part of the
Site Review Committee (SRC) process.
However, this option does avoid the additional time needed to review them separately.
If you wish to use this option, submit:
1. a final plat (ensuring that it includes all required information for a final plat),
2. a preliminary plat "exhibit" (ensuring that it includes all information required on a preliminary plat —
including the items listed in the attached letter),
3. a final plat fee (the preliminary plat fee was paid with your submission last week), &
4. a Tier 2 groundwater fee (as stated in the attached letter).
Please let me now if you have any questions about this alternative option.
Also, please note that a Notices fee is also required, and can be paid with the resubmission, but some people
wait to pay it until it is officially calculated.
If you do not pay it with the resubmission then it will be required prior to plat approval.

1. 114-3051 Stormwater management information. Include a note that references the approved VSMP Plan
(WPO201500095) on the plat.
2. 114-302(A)(12)] Topography. Depict and label the existing and proposed topography, as well as the source
of topography, on the plat.
3. 114-302(A)(3)] Existing or platted streets. Include a note that references the approved Road Plan
(SUB201500210) on the plat.
4. 114-302(A)(11)] Instrument creating propertyproposed for subdivision. Include a note that references
instrument that created the existing parcel.
5. 114-302(A)(15)] Identification ofall owners and certain interest holders. Ensure that the correct owner is
listed and is included in the signature panel. The owner specified is not that included in the County's data.
A preliminary plat shall also contain the following information, provided that the preliminary plat shall not be
deemed incomplete for purposes of section 14-218 if it does not include this information in the initial plat
submittal. When you revise the plat please address these items as well.
6. 114-308.11 Groundwater assessment information. Submit the fee for the required Tier 2 groundwater review.
7. Ensure that he application has been signed by the owner, contract purchaser or their agent.
