RE: Response Letter #2 for SDP202000063 HTC Area C Townhomes - VDOT
Dear John,
Thank you for your review of the Final Site Plan for HTC Area C Townhomes. This letter contains
responses to VDOT comments dated April 19, 2022.Our responses are as follows:
1. CG-12 handicap ramps will need to be redesigned to direct pedestrians across entrances and not
into the travelway. No mid -block crossing has been warranted.
Noted, now, new CG-12 ramps are shown at the Block H Berkmar Dr Entrance, which
direct pedestrians across the site entrance, and not diagonally across Berkmar.
2. Existing bike ramp on Timberwood Blvd. should be corrected to match the other bike ramps in
this development.
Noted, linework updated to address this. Per site visit, these do match the other ramps in
this development, the previous tinework shown was not very clear and has now been
corrected.
3. VDOT will not maintain the decorative CG-9D entrance on Lockwood Drive.
Noted, a note has been added to C6 which states this.
4. Please remove trees within 30 of intersections per B(1)-44 RDM.
Trees within 30' of intersections have now been removed (this was resolved with now -
approved Road Plans).
5. Please remove the parking spaces within the sight triangles. CG-3 Islands should be extended to
address clear line of sight for sight triangle.
This Block III Entrance qualities as a low -volume commercial entrance. Due to this, only
stopping sight distance is required (155' for the 25 mph road with less than 2% grade). The
islands cover the sight triangle for the stopping sight distance.
6. Please clarify the sight triangles are shown per VDOT RDM. Sight lines location of eye do not
appear to be per RDM F-40 Intersection Sight Distance detail and table 2-5 and RDM B(1)19
Sight Distance. Eye location will be a minimum 14.5 feet from the edge of travel lane.
Sight distance triangles have now been clarified. The eye locations are 14.5' behind the edge
of travel lane, this is now dimensioned. (no revision to Block II intersection sight distance
tines. Block HI entrance requires stopping sight distance, so the sight triangles there have
changed).

7. Existing manhole HI appears to be in the proposed R/W and under proposed sidewalk. Manhole
Hl should be relocated from under the sidewalk area.
The manhole rim has been rotated so that it is located in the grass beside the sidewalk. We
will keep the base in the current location due to the existing position of the storm pipe stub.
I can't identify any practical way to move the base location without needing an offsite
grading easement on the neighboring property.
8. Landscaping plants and trees adjacent to the sight distance triangle will need to be maintained in
area between 2 and 7 feet above ground as a clear zone to preserve sight lines and accommodate
pedestrians.
Notes added to the landscaping plan Sheet C1l/C12, and to sight distance plan Sheet C15.
