March 21, 2023 County of Albemarle I Community Development Department Planning Division RE: COMMENT RESPONSE to 1st Review, SUB202300023, Towneplace Inn & Suites Pantops— Easement Plat TO: Mr. Kevin McCollum, Sr. Planner C: Mr. John Anderson, Mr. Richard Nelson P 434.327.1689 www.timmon&com Please find below our responses to review of the plat referenced above (SUB202300023, Towneplace Inn & Suites Pantops— Easement Plat); we appreciate your comments and review. Included (below) are comments provided by Albemarle County with responses (in red), accordingly: 1. [14-302(B)(1)] Add a date of revision. Addressed. 2. [14-303(L)] New public stormwater facility and drainage easements will require a deed of dedication to be recorded with the plat. Once all revisions to the plat have been made, staff from the Engineering Division will draft the deeds and transmit them to the applicant. When the plat is ready to be submitted to the County for signature/approval, signed hard copies of the deeds will also need to be submitted so that the County Executive and County Attorney can sign them. Please contact Engineering Division staff directly if you have further questions. Noted. 3. [14-302(A)(5)] The public access easement will require a declaration of maintenance and easement deed of dedication to be recorded with the plat. Attached is an example. Please submit a draft for review by the County Attorney's Office. Once the deed has been finalized it will need to be signed by all applicable parties and recorded along with the plat. Noted. Comments from Other Reviewers: Albemarle County Engineering Services (Engineer) — John Anderson, janderson2@albemarle.org — Requested changes, see below. 1. Sheet 3: Recommend inset detail for AC1. Noted & addressed. Please see detail, lower portion of sheet 3, at 1" = 20' scale, which better presents the linework for this easement. 2. Sheet 3: Provide inset detail for A4. Addressed. Please see detail, at top of sheet 3 (1" = 20') which clarifies the nature of the line A4 along the easement. Noted and addressed .. Preparer (Joe) agrees that these have no context beyond sheet 4 (thanks!) Albemarle County Service Authority (ACSA) — Richard Nelson, melson@serviceauthority.org — Requested changes, see below. 1. Provide easement around proposed fire hydrant, near line E17. Addressed. Easement bump -out for hydrant now depicted. 2. Revise variable width water line easement, at the end of the proposed water main, to reflect latest utility plan comments. Addressed.
