Design Focused Engineering March 24, 2023 Howard Lagomarsino County of Albemarle Department of Community Development 401 McIntire Road, North Wing Charlottesville, Virginia 22902 RE: Response Letter #2 for SDP2022-00048 Regents School Major Site Plan Amendment Dear Howard, Thank you for your review of the site plan amendment for Regents School of Charlottesville. This letter contains responses to County comments dated February 16, 2023.Our responses are as follows: 1. The fire flow for the hydrant cited in the required fire flow and available fire flow note in the correspondence does not provide the required fire flow. Please provide how the required fire flow will be met. RESPONSE: Following a discussion with Fire, because available fire flow is not on -site, in the event of an emergency, Fire will be equipped with a tanker truck to supplement available fire flow. 2. Please note the location for the fire department connection (FDC) for the sprinkler system on the gym mentioned in the correspondence and the location of the fire hydrant within 100 feet of that FDC. As a reminder, the FDC and hydrant need to be arranged so that when in use, they do not impede access on the firr, � — ..... s road. RESPONSE: Thank you for bringing this to our attention. The FDC for the gym has be located within 100' of the parking area hydrant. 3. Acknowledge the standpipe will be a dry system until used. Please clarify how the standpipe will be designed so that after use, it does not freeze. RESPONSE: This is correct, the standpipe is to be a dry system until used. Please see the updated site plan details sheet, which includes a gravity drip to ensure a dry system. This detail is provided on C19. 4. Please clarify the standpipe setup as to which is the FDC for water supply and which is the hook up for fire attack. RESPONSE: Notes clarifying the standpipe setup has been provided. 5. For the standpipe concept to be functional, one end is connected to a supply and the other end of the system has a fire attack line attached. The FDC at the plaza is suitable as a supply end of the standpipe system, but not a fire attack line end as configured. The FDC at buildings D4 and D5 provides a fire attack line hook upon capable of reaching buildings J and building I3, plus any buildings south and west of them as presented on the plans. RESPONSE: Comment received. Please see the revised plans that clarify each standpipe's function as a fire attack or supply line. 912 E. As configured on the plans, the FDC at the plaza does not provide fire attack functionality, so any building north and east of buildings J and I3 must be serviced by a fire attack line from fire apparatus on the fire apparatus access road. This places building G outside the distance parameters for fire department access as currently presented on the plans. RESPONSE: Thank you for your comment. We have revised the plan to accommodate comprehensive fire protection utilizing fire attack and supply standpipes.
