Location: This property is described as Tax Map 78, Parcel 17D in the Rivanna Magisterial
District. The location is on the southwest corner at the intersection of U. S.
Route 250 and State Route 20.
Total Area: 49,697 square feet
Zoning: B-1, Business

Proposal: The applicant is proposing a division of 49,697 square feet with a residue of
5.3 acres.
Reason for Planning Commission Review: The division is in the Urban Area.
Topography of Area: Flat
Condition of Roads Serving Proposal: According to the Virginia Department of Highways
and Transportation, the entrance is set back at a
• sufficient distance from Route 250. However, the
existing turn lane off of Route 250 should be extent

Type of Utilities: Public water is planned and under construction for this parcel's

Staff Comment: This plat will meet the requirements of the Land Subdivision and
Development Ordinance provided the following conditions are met:
Recommended Conditions of Approval:
1. This plat will not be signed until the following conditions have been met:
a) Written Health Department approval;
b) Written agreement with Service Authority to utilize public water;
c) Virginia Department of Highways and Transportation approval of improvements on
U. S. Route 250;
d) Show right-of-way on plat;
e) Show side setback building line; and
f) Show residue acreage.

Staff Comment. Staff recommends approval of this site plan subject to the following
conditions:
Recommended Conditions of Approval:
1. A building permit will not be issued until the following conditions have been met:
a) Written Health Department approval;
b) Written Fire Official approval;
c) Virginia Department of Highways and Transportation approval of improvements on
U. S. Route 20,
d) Grading permit;
e) Additional landscaping at the corners of the bank building and entrance area;
f) Note owner's address; and
g) Indicate sidwalk or plan to the southern property line along River Bend Boulevard.
2. Certificate of Occupancy will not be issued until the following condition is met:
a) Albemarle County Service Authority approval of public water supply connection.
