Dear Ms. Etheridge:
The Albemarle County Planning Commission, at its meeting on April
4 , 1989, unanimously approved the above-noted preliminary plat.
Please note that this approval is subject to the following
conditions:
1. The final plat will not be signed until the following
conditions have been met:
Department of Engineering approval of road and drainage
plans and calculations;
-b. Department of Engineering approval of stormwater
detention plans and calculations to include approval of
dam for the proposed lake'
'c. Department of Engineering issuance of an erosion control
permit;
d. Virginia Department of Transportation approval of road
and drainage plans and calculations; to include
installation of a 100 foot long 12 foot wide right turn
lane with a 100 foot taper on Timberwood Parkway to
serve Cross Timbers Road and a 100 foot taper lane on
Cross Timbers Road to serve Heather Glen Road;
e. Albemarle County Service Authority approval of final
water and sewer plans.

Please be advised that preliminary plat approval is valid
for six (6) months. Failure to submit a final plat to the
Department of Planning & Community Development within that
time will render the preliminary approval null and void.
In order to expedite completion of the above noted items,
please have the appropriate agency or department notify the
Department of Planning & Community Development, in writing,
that the applicable condition has been met.

RE: Forest Lakes Subdivision
Dear Mr. Kessler:
The property upon which the above referenced subdivision is
located is zoned R-4 (Residential) . Section 15. 3 of the
Albemarle County Zoning Ordinance states that the minimum
side yard setback in a R-4 District is fifteen (15) feet.
However, if the provisions of Section 4 . 11. 3 are met, the
side yards may be reduced to not less than ten (10) feet.
Forest Lakes Subdivision is eligible for this side yard
reduction, which thereby reduces the required side yard
setbacks for a single family dwelling to ten (10) feet
each.

14, 1989, unanimously approved the above-noted preliminary plat.
Please note that this approval is subject to the following
conditions:
1. The final plat will not be signed until the following
conditions have been met:

plans and calculations;
b. Department of Engineering approval of stormwater
detention plans and calculations;
c. Department of Engineering issuance of an erosion

installation of a left turn lane on Loop Road "A" at
its intersection with Timberwood Parkway;
