[ General Comment] Please be aware that SUB202200111 will need to be approved and recorded prior to this plat. Response: SUB202200111 has been recorded. As of 3-31, no tax map parcels have been assigned to the new SWM / greenway parcel. I can add them once they are assigned. 2. [ 14- 302 (A)(3)] Please state the road name, road with, and road type in a label on the plat. Include the recorded instrument that dedicated the right- of- way for the street serving these lots. Response: Right of way width, type, and instrument numbers have been shown for rights of way. 3. [ 14-302 (A)(5)] The proposed public drainage easement on TMP 46135- 1 C may require a deed of dedication and/ or a maintenance agreement to be recorded with the plat. See Engineering comments for further details. Response: Noted. Will await required deeds. 4. [ 14- 302 (A)(5)] The proposed public drainage easements on the greenway/ SWM parcel will require deeds of dedication to be recorded with the plat. Once all plat revisions have been made, Engineering staff will draft the deeds and provide them to the applicant. Response: Noted. Will await required deeds. 5. [ 14- 302 (A)(14)] Please add a note to Sheet V1 stating the total acreage of Archer Avenue right- of -way that will be created and state " hereby dedicated to public use." a. [ 14-303 (T)] In the same note, state the "Parcels A, B, and D are special lots established solely for new public right- of- way." Response: Note added (#16). 6. [ 14-302 (13)( 1)] Please add a date of last revision. Response: Revision date added. 7. [ 14-302 (13)(6)] Please revise Sheets V2 and V3 once the greenway/ SWM parcel is created through separate plat recordation (currently under review with application SUB202200111), and revise the area summary and notes 7 & 11 on Sheet V1 so that it states the TMP number. State the recorded instrument number in the callouts for this parcel on Sheets V2 and V3. Response: See comment #1 above. 8. [ 14- 303 (A)] Once the greenway/ SWM parcel is created through separate plat recordation (currently under review with application SUB202200111), please revise the statement of consent to division so that it states the TMP number. Response: See comment #1 above. a. [ 14- 302 (A)(1)] Once the greenway/ SWM parcel is created through separate plat recordation, please revise the plat title so that it states the TMP number. [ 14-303 (C)] On Sheet V3, please revise the callout for curve line C8 as it currently appears to read C6. Response: I am unsure how to address this. Curves CS and C6 remain unchanged and are the same as sheet V2. 10. [ 14- 303 ( D)] In the area summary table on Sheet V1, please revise the notations next to Parcels A- E so that it clearly states the TMP numbers that those parcels are being added to or subtracted from. Please revise abbreviations such as " ROW' so that it states " public right- of -way." Response: Area table updated. 11. [ 14- 303 ( E)] Please add dimension measurements for the new public drainage easements where missing. For example, state the dimensions of the easement on the easement boundary between lines DE4 and DEB where it touches the existing20' storm drain easement. State the dimensions for the two line segments to the west of Parcel B between DE7 and DE9. Response: Easements have been updated per revised WPO and dimensioned. 12. [ General Comment] There is a dashed line that is not labeled on Sheet V3 within the Archer Avenue right- of-way that appears to run parallel to the greenway parcel along line segments L1 through L7. Please add a label or callout explaining what that symbology represents. Response: It is part of the public SWM facility and access easement. I have added an additional leader to clarify. 13. [ General Comment] Please revise the note numbering on Sheet V1; note numbers 7 and 8 repeat several times. Response: Numbering has been fixed. 14. [ 14- 316] Please see attached VDOT approval letter. Response: Noted. ENGINEERING COMMENTS -Proposed Public Drainage easement is shown on County owned land, and appears to be a SWM Facility Easement. Typically, these easements are not necessary on County Owned Property. However, WPO202200040 is still under review and requirements may change. Also, the WPO Plan showed a SWM Facility and Easement on the eastern side of Archer Ave. Deeds and/or maintenance agreements may be required. See WP0202200040 comments: Response: Revisions have been made per revised WPO. -Please show the Greenway on Parcel 046135-00-00-001 CO. Response: Per emails on 3-31 this isn't required.
