Re: Eastwood Farm & Winery Parking Calculations
Dear Mr. Svoboda:
Our client Eastwood Farm & Winery operates a Farm Winery at 2531 Scottsville Road in
Albemarle County. In connection with its operations Eastwood is planning to lease space for the
production of wine and the operation of a tasting room in a building that is under construction at
3045 Ford Road, on tax map parcel 07700-00-OA-00200 (the "Property") in the Broadway Street
area of the County. The Property is located within a larger project known as the Woolen Mills
Light Industrial Park, which was approved as SDP202000029, and which at full build out will
have up to 14 buildings and 97 parking spaces. The Park's site plan provides that the parking
will be determined when a zoning clearance application is submitted. 17 parking spaces will be
constructed as part of the construction of the first building within the Park, which is building 7 as
shown on the Site Plan. Eastwood is planning to lease space within building 7 for its wine
production and tasting room, but before its commits to the significant financial investment
associated with the lease, wants to first confirm that there will be sufficient parking spaces to
accommodate both its proposed uses as well as the uses of two other future tenants.
As such, we are submitting an application for an Official Determination Letter that the planned
uses within building 7 will have sufficient parking, so that at the time Eastwood is applying for its
zoning clearance and Certificate of Occupancy, the analysis will have already been completed.
As part of the application we have included a copy of just the cover sheet of the approved site
plan, which shows the location of building 7 within the Industrial Park, and the parking notes.
We have also included a set of architectural drawings showing the internal layout of the building
and a spreadsheet breaking down the spaces within the building based on its size, proposed
use, and number of employees and visitors for each space and use. The spreadsheet also
describes the proposed additional future tenants and their uses, and a calculation of the
required parking for all uses and tenants. As you will see on the spreadsheet, we believe that
the 17 parking spaces to be constructed with building 7 will be sufficient for the proposed uses
within the building to comply with the zoning ordinance and site plan requirements. We would
appreciate your review of these materials and your confirmation that as proposed, the 17
parking spaces are sufficient to support Eastwood's proposed uses along with those of two
future tenants.
