The County zoning department came back with no comments on our updates. Frank (other
department staff) also mentioned that we can submit the Site Plan with all updates and then the
County will determine if there is an issue. We will need to prepare the Site Plan submittals.

I have no comments. The important thing to do to get this project done is to submit the site
plan so that official comments can be prepared. Please remember that it is a two step process,
initial and final. This provides an opportunity to address any issues that come up or even for
you to amend the plan as you get closer to the t00% design level.

Hello, Francis and Bill.
I hope you are doing well. As you may know, we had a meeting with Frank Pohl and Scott Clark
regarding the wetland delineation on the Rivanna Solar's Site. Overall, we are finalizing a Project Site
Plan to submit for Site Plan Approval, and we would like to present the updates on the draft Plan
comparing to the Conceptual Plan for the SUP.
Attached you will find the updated Rivanna Solar Site Plan. Here is a list of items that have changed
following:
1. Updated property lines based on ALTA Survey
1. Property lines are now accurate compared to the Conceptual Plan for the SUP, which
used GIS data.
2. Offsets from the Property lines are the same as the SUP. 50 ft 75 off route 729, 100ft off
route 53.
3. Fence locations at these offsets are the same as the SUP.
4. Vegetation buffers have been adjusted to match the updated Property lines from the
accurate ALTA survey.
2. Updated topography lines
1. The topography survey has been conducted and is more accurate than GIS topography on
the Conceptual Plan.
2. Critical Slopes (25%+) have been documented. Locations have slightly changed in the
southeast area.
- Some new areas are now showing in the southwest corner and the wetland buffer
area.
3. Small Critical Slope Islands that were in the SUP layout now do not exist due to the more
accurate Topo analysis.
3. The project fence is now encompassing the whole project site. The Original SUP had the project
broken up into three different sections.
1. Dominion's Transmission line easement will now not be fenced in.
- This has been discussed with Dominion. They have given a verbal blessing.
2. The fence will cross the Transmission line at close to 90-deg (2 locations).
3. The fence will Cross wetland Buffer and wetlands.
4. Wetlands & Stream have been documented more accurately, and a site visit has been
conducted.
1. Wetland & Stream are in more areas than in the SUP layout. There are now three
additional "Fingers" shapes that were documented in the Water Protection Ordinance.
2. 100ft buffer has been placed around the Wetlands and Stream.
In the attached Rivanna Updated Solar Site Plan, we have tried to keep the same parameters in the
SUP. The listed Items were updated due to a proper ALTA survey, Topography survey, and a wetland/
steam location site visit. The updated Rivanna Solar Envelope is decreased in size by a fair amount, but
we are confident that we can still create the same size project and produce the same production
results.
If there are any questions, comments, or concerns, please let us know. We would like to make sure
that the Zoning Department considers these updates in general accord with the SUP. Also, it would be
better to set up a call to walk through the updates with our engineering and design team; please let me
know when the best time for the call would be.
