Engineering has reviewed the Initial Site Plan and offers following comments for Final Site Plan
(FSP) Approval.
1. Remove C0.2 from Final Site Plan (incl. with VSMP plan, W130202300012). Note: if soils map is
required with the final site plan, pls. transfer soil data to the final site plan. Not required, however, by
Engineering, with FSP.
2. Recommend T1.0
a. Include associated plan reference to WP0202300012.
b. Pls. check site plan title (typo?)
3. Remove or'turn off' ESC elements or data layers, C2.L C2.2 (incl. with W130202300012).
4. WPO plan must be approved priorto final site plan approval. WPO approval requires SWM facility
Agreement recordation, and easement plat (with deed) recordation.
5. C3.1: Provide no entry sign at 1-way exit from site, where 1-way split becomes 2-way traffic.
6. C3.2: Whether shown on other sheets, or not, with Site Plan Sheet/s, except item c., below:
a. Provide yield condition /sign at N end of 1-way drive east of south lawn oval, where 1-way
drive intersects 2-way traffic at north end of east garden, to establish right-of-way /limit
potential conflicts.
b. Provide'No entry' sign at circle N of mansion, to prevent wrong way traffic on 1-way spur.
c. Label all sidewalk width/s. Alternatively, pis. provide Note: "See L2.02 for walkway widths."
d. Label typ. parking space dimensions (L x W).
e. Label HC parking space dimensions (L x W).
f. Where sidewalks intersect paved vehicular travel ways, provide detectable surface pedestrian
ramps meeting VDOT std., CG-12.
g. Label all travel way widths, incl. 1-way drives and existing paved surface width/s of existing
driveways to be widened with reinforced turf to serve fire rescue apparatus.
h. Ensure accessible entrance ramp meets ADA; label ramp slope, 8.3% 1-3.02 . Building permit
review will evaluate ADA compliance.
7. C3.3: 10' vertical interval along proposed new paved travel way between Golf Course Drive and
Birdwood Drive creates impervious /graded turf sheet- or concentrated shallow flow without relief at
Birdwood Drive. Recommend provide relief at Birdwood Drive via small DIA pipe culvert (one or more)
beneath Birdwood Drive, to then release runoff east of Birdwood Drive. Since current design in effect
relies on flat surface of Birdwood to convey slightly increasedstorm runoff west to east across
Birdwood Drive, and apparently owner can live with that, this is a recommendation intended to

convenience patrons of facility. Given non -mandatory nature of recommendation, Engineering
recommends, should 12" DIA culvert (one or more) be installed, a level spreader (or riprap apron) to
distribute concentrated pipe flow to sheet flow east of Birdwood Drive. Further, WPO202300012
should be revised to show culvert/s, if installed, but should also include note to the effect that culvert
conveyance is optional,, therefore concentrated flow could be avoided without culverts, but, at
Engineering recommendation, they are being installed. At this location, then, if small DIA pipe is
installed beneath Birdwood Drive, Applicant need notrevise SWM design, calculations, narrative,
compliance statements, etc. Without pipes, flow at this location across Birdwood Drive would be
sheet, and acceptable. Engineering, however, recommends storm pipes with riprap aprons or timber
ELSs at pipe ouffall to distribute flow to sheet condition, east of Birdwood Drive. If recommendation is
accepted, Engineering anticipates no (or very limited) proposedgrading east of Birdwood Drive.
8. C5.1: Remove sheet from final site plan; incl. with WPO202300012—transfer construction fence chain
l,inkdetail to separate civil sheet, C5.2, for example.
9. C5.4, bioretention section: level 2: Please remove section detail. Note: Level 2 requires 36"
bioretention soil media. Ref. design table, 9.3 (VA DEQ Stormwater Design Specification No. 9).
10. L4.00: Bioretention basin planting plan may remain, but please ensure consistent with WPO202300012
bioretention planting plan, which will be evaluated against Table 9.3, referenced in preceding comment.
