HomeMy WebLinkAboutSUB201900154 Review Comments 2019-11-06 County of Albemarle Department of Community Development ______________________________________________________________________ Memorandum To: Jeff Powell From: Tori Kanellopoulos- Planner Division: Planning Services Date: November 6, 2019 REV 1 Subject: SUB201900154 – TMP 47-2 – Family Subdivision/Final Plat The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [18-10.4] and [14-403] Lot frontage. The proposed ‘30’ access easement’ must be labeled ‘30’ private street easement’, as a street is required for frontage for the proposed lot. a. REV 1: Addressed. 2. [Comment] Private street maintenance agreement (recommended). While private street maintenance agreements are not required for family subdivisions, the County does recommend them. It can facilitate future real estate transactions to have the agreement officially recorded. Please complete if desired. a. REV 1: In progress. Applicant has submitted private street maintenance agreement. 3. [14-302(B)(5)] Zoning. Include the Zoning overlay districts: Airport Impact Area and Flood Hazard. a. REV 1: Addressed. 4. [14-302(A)(10)] Development rights. Revise the development rights notes to the following: a. The Residue of Tax Map 47 Parcel 2 is retaining (3) development rights and may be further divided. b. REV 1: Addressed. 5. [14-302(A)(3)] Streets. Include the ROW of both Proffit Road and Laurel Cove Road. Include the DB/PG for how private street Laurel Cove Road was created. a. REV 1: Addressed. 6. [14-304] Critical slopes. Show the critical slopes on the plat on Sheet 2 (or a third sheet if desired), so that staff can determine if they are being disturbed or not with the proposed private street easement. a. REV 1: Addressed. Slopes can be removed from signature copy. 7. [14-309] and [14-310] Health Director Approval. Approval from the Health Director is required for this application. The necessary information has been transmitted to the Health Director and is under their review. a. REV 1: In progress. 8. [14-412] Family subdivisions; conditions of approval. The documentation provided with this application has been transmitted to the County Attorney for their review, in accordance with the applicable sections of Chapter 14. The covenants document will be forwarded once received by the County. a. REV 1: In progress. 9. [14-316] Approval of entrance onto public streets. This plat has been transmitted to VDOT for their review and approval. a. REV 1: In progress. VDOT has indicated that they have interest in reviewing plats that will add traffic to public road entrances.
