Hi Gwen,
I have finished reviewing the plat and I do not think I have any comments. One thing that the Zoning
team wanted me to ask was if you could verify the distance between the parcel lines of revised TMP
40B-37 and the barn structures that are moving from 56-68G?

Good morning Cameron,
Please see attached plat recorded in D.B. 695-68.
This plat showing Parcel 68G is pre December 10,1980 (5 development rights).
The boundary line adjustment plat recorded in D.B.755-552, in 1983, does not mention any
transfer of development rights (31 acre rule does not apply).
According to these recorded plats, T.M. 56-68G has five development rights.
Please let us know if you have any other questions.

Hi Gwen,
I am reviewing this BLA for the Braeburn Farm Land Trust property that is trying to adjust acreages of
TMP 40B-37 and 56-68G. The plat is proposing to add 4 development rights from 56-68G to 40-37B, and
leave one development right with 56-68G.
According to the County's 1979 tax map records, TMP 56-68G was part of TMP 56-68 when the
Subdivision Ordinance was adopted in 1980. This indicates that 56-68G was subdivided at some point
after 1980, and may not have five development rights as indicated on the SUB20230006 plat that is
under review. See the 1979 map here: https://gisweb.albemarle.org/gisdata/79 Tax Maps/maps50-
59/79 Tax Map 056.pdf
Our system shows that there have been some divisions of parcels surrounding 56-68 and 56-68G, but I
have not been able to find an approved plat that confirms that 56-68G has five development rights. One
of my colleagues believes that there may have been a Letter of Determination issued at some point in
the past regarding this question, but I have been unable to locate one so far.
I was wondering if you could shed any light on how you determined that 56-68G has five development
rights currently. Please let me know your thoughts. Thanks,

Good morning Cameron,
Thanks for your comments.
Please see attached aerial overlay.
There are no buildings within several hundred feet of the new lines.
If there are no other comments, we will proceed with obtaining the owners notarized signatures and deliver
the plats for county signatures.
Please let us know if the plat is ready for signatures.
Thanks and have a good day.

Hi Gwen,
I have finished reviewing the plat and I do not think I have any comments. One thing that the Zoning team wanted me to
ask was if you could verify the distance between the parcel lines of revised TMP 40B-37 and the barn structures that are
moving from 56-68G?

Good morning Cameron,
Please see attached plat recorded in D.B. 695-68.
This plat showing Parcel 68G is pre December 10, 1980 (5 development rights).
The boundary line adjustment plat recorded in D.B.755-552, in 1983, does not mention any transfer of
development rights (31 acre rule does not apply).
According to these recorded plats, T.M. 56-68G has five development rights.
Please let us know if you have any other questions.

Hi Gwen,
I am reviewing this BLA for the Braeburn Farm Land Trust property that is trying to adjust acreages of TMP 40B-37 and
56-68G. The plat is proposing to add 4 development rights from 56-68G to 40-37B, and leave one development right
with 56-68G.
According to the County's 1979 tax map records, TMP 56-68G was part of TMP 56-68 when the Subdivision Ordinance
was adopted in 1980. This indicates that 56-68G was subdivided at some point after 1980, and may not have five
21
development rights as indicated on the SUB20230006 plat that is under review. See the 1979 map here:
https://gisweb.albemarle.org/gisdata/79 Tax Maps/maps50-59/79 Tax Map 056.pdf
Our system shows that there have been some divisions of parcels surrounding 56-68 and 56-68G, but I have not been
able to find an approved plat that confirms that 56-68G has five development rights. One of my colleagues believes that
there may have been a Letter of Determination issued at some point in the past regarding this question, but I have been
unable to locate one so far.
I was wondering if you could shed any light on how you determined that 56-68G has five development rights currently.
Please let me know your thoughts. Thanks,

Subject: SUB202300006 Braeburn Farm Land Trust BLA
Hi Gwen,
I am reviewing this BLA for the Braeburn Farm Land Trust property that is trying to adjust acreages of TMP 40B-37 and
56-68G. The plat is proposing to add 4 development rights from 56-68G to 40-37B, and leave one development right
with 56-68G.
According to the County's 1979 tax map records, TMP 56-68G was part of TMP 56-68 when the Subdivision Ordinance
was adopted in 1980. This indicates that 56-68G was subdivided at some point after 1980, and may not have five
development rights as indicated on the SUB20230006 plat that is under review.
Thanks,
