FOR RIO AUTO REPAIR — November 27, 2013
WRITTEN DESCRIPTION
The proposed building is to be located on an empty lot which is directly across Rio Road
from the Daily Progress building. The site is in a commercial development corridor. The
lots to each side contain old, run-down residential structures which will most likely be
replaced with commercial structures in the near future. Although the building is a simple
utilitarian structure, it is the owner's intent to design it using natural earth-tone colors
that will set the direction for subsequent commercial projects that are developed in the
immediate neighborhood.
The proposed building is a simple, single-use structure that will be used as an
automobile maintenance and repair facility. It is to be square in plan at 50 ft. x 50 ft. for
a total gross area of 2,500 sq. ft. A 14 ft. x 12 ft. office will be located in the front-center
of the building, there will be a single handicap accessible toilet room adjacent to the
office and the rest of the building will be open auto maintenance space. The office area
is accessed on-grade at the front of the building and the maintenance area floor is 5'-4"
lower with one ten ft x ten ft roll-up door located in the center of the left side façade. .
The building structure will be a pre-manufactured metal building system with a 3 to 12
pitched gable shape roof. Exterior materials will include a brick base with a rowlock
water table at 30" above the slab across the front/street facade. The base will wrap
around the sides then drop down to the lower grade just before the maintenance area
roll-up door. Standard insulated metal building panels similar to the Butler Building Rib
Wall II system will run from the top of the brick to the roof fascia. The Roof will be metal
standing seam with a metal fascia trim, gutter and downspouts. The building height will
be 11 ft from top of the floor slab to underside of the roof fascia and gutter system at the
street entrance with a total height of 18'-5 1/2" to the top of roof ridge at that point. The
total height to roof ridge at the roll-up door on the left façade will be 23'-9 12".
The street side (front) elevation will have an 8 ft high store front glazing system with
door that will provide access and light to the office. The front elevation will also have
two windows flanking each side of the entrance. Each of the gabled ends or side
elevations will also have two similar windows to provide light and ventilation to the
maintenance area. Additional windows and a door will also be located on the rear
façade which will not be visible from the street.

The brick base will be constructed using Old Virginia Brick, Albemarle Dominion series
brick with a C-208 mortar, both of which are commonly used in the area. Other material
colors include a tan siding, medium bronze fascia, and classic bronze roof, all of which
have a natural color appearance.
A sign location and size is shown on the front elevation, but it is intended that the sign
contractor make a separate application and presentation where the final size, color, and
additional detailing will be provided.
One light fixture is shown over the top of the roll-up door. The civil engineer's site plan
will show any additional site light fixtures, as well as landscape features. The civil
engineer will also provide illumination data as required by the County.
