A. Written description of the proposal I Provide a general description of all proposed work. • Explain how the proposal is compatible with the surrounding area and the Entrance Corridor. B. Site plan showing the following (drawn to the scale of 1"=20', clearly legible and folded): • Location(s)of proposed building(s) on the site. O Schematic layout of parking, travelways, and other improvements. • Location of existing and proposed tree lines. Individually identify trees of a 6-inch caliper or greater. 0 Existing and proposed topography drawn with contour intervals of 2-feet, and with sufficient off-site topography to describe prominent and pertinent off-site features and physical characteristics, but in no case less than 50-feet outside of the site. Part D Applicant Agreement Applicant must read and sign • Each application package must contain (8) folded copies of all plans and documents being submitted. Only (1) set of building material samples is required. All submittal items, including building material samples, become the property of Albemarle County. Applicants are encouraged to maintain duplicate copies of all submittal items in their own files. • All information in this checklist is required, unless specifically waived by the ARB, prior to processing a preliminary site development plan review by the ARB. Additional submittal materials may be required, depending on the proposal. • Only complete application packages will be scheduled for ARB review. Maliszewski 401 McIntire Road Charlottesville,VA 22902 Project Narrative: Dominion Realty Partners (DRP), a full-service real estate organization with offices in Richmond,VA and Raleigh, NC, proposes to develop multi-family housing on certain acreage located at the southwest corner of 5th Street Extended and Interstate 64.The multi-parcel site is bound by 1-64 to the north,5th Street to the East and South. Multi-family housing exists to the west on Wahoo Way. In sum,the project site is approximately 16.51 acres,and characterized by rolling terrain,woodlands and invasive kudzu. DRP proposes to develop the property to accommodate 200 apartment units in with a mix of 1 and 2 bedroom floor plans provided. Units will be distributed in 5 buildings—four 3 story buildings and one 4 story building—all of which are to be constructed using a mix of brick,stone, and cementitous fiber siding. As illustrated in the submittal package, buildings are oriented with respect to the 1-64 and 5th Street Entrance Corridors and organized around surface parking facilities which are relegated to the interior of the site. Walkways and open space are provided along and between parking facilities to provide safe and usable recreational space and pedestrian access. Among the proposed recreational amenities are park-like field/open space/picnic areas,a dog park, and a roughly 4200 square foot clubhouse/fitness facility with an outdoor pool located at the western property boundary.As illustrated in the submittal package,the club house is intended to conform with the architectural styles of the proposed multi-family buildings and wider context of 5th Street Extended. Plantings are proposed throughout the development in accordance with Albemarle County Landscape Guidelines.Trees and evergreen hedges are proposed in an effort to protect views from the Entrance Corridor and site lighting is limited to 20 feet in height. Grading required to accommodate the facilities mentioned above necessitates use of multiple retaining walls. Careful consideration has been paid to these walls and every effort made to limit their height to 6 feet in areas that are visible from the Entrance Corridor. 434 295 8177 t richmond, virginia
