Rubinstein Date: 16 October 2008 Description: 3 divisions — 4 lots Water Quantity The Albemarle County Database shows 27 wells within half a mile of the lot. The wells range from 100 to 330 feet in depth with a median depth of 205 feet. The well yields range from zero to 25 gallons per minute with a median yield of 3 gallons per minute. The median yield for wells county- wide is 7 gallons per minute. Water Quality As shown on the Virginia Department of Environmental Quality (DEQ) GIS website, there are five leaking underground storage tank sites (LUST) within two thousand feet of the parcel.' Therefore Section 500 through 503 of Albemarle County Code requires that the well be tested for the volatile organic compounds Benzene, Toluene, Ethylbenzene and Xylenes before a building permit can be issued. 2 Buffers As of 6 February 2008, 17- 317(B) requires buffers on intermittent streams in the rural area. According to the county GIS site, there is an intermittent stream near the northern boundary of the property.3 Since this application predates the ordinance, no buffer is required. But any subsequent application, including those for building permits and site plans, will require a buffer along the intermittent stream. The north east corner of the parcel is in the watershed for Totier Creek Reservoir, a public water supply. Site Description According to the Virginia Department of Mineral Resources 1993 Map, the bedrock beneath the parcel is in the phyllite and schist of the Chandler Formation (Cca). In a groundwater assessment done for the Albemarle County, ENSAT Corporation divided the county into `hydrologic units'. Below is ENSAT's description of the Chandler Unit which contains the parcel: Soils underlying the area are dominated by the Manteo and Nason series. Manteo soils are shallow and somewhat excessively drained. The Manteo soils are formed in the weathered products of sericitic schistlphyllite. The Nason soils are formed on uplands and range in slope from 2-25%.
