Subject: Subdivision of Parcel 55E1 -A1- SUB2007 -262- Rural Subdivision
The County of Albemarle Division of Zoning and Current Development will grant or recommend
approval of the subdivision plat referred to above once the following comments have been addressed:

Ordinances (Chapter 14 of Albemarle County Code) unless otherwise specified.]
i . [Sec. 14 -302 (A)(3)] Existing or platted streets. Golf Course Access Road is not the correct
road name, change to Reas Creek Drive. Also, provide the width of the right -of -way for Reas
Creek Drive.

2. [Sec. 14 -302 (A)(4)] Private easements. Provide the deed book and page number for the
existing access easement to be vacated.

3. [Sec. 14 -302 (A)(9)] Building sites on proposed lots. Provide the following note on the plat:
"Parcel [letter or number] and the residue of Tax Map /Parcel [numbers] each contain a building
site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance."

7. [Sec. 14 -303 (H)] Monuments. Provide the location and material of all permanent reference
monuments. Monuments found or installed prior to plat recordation may be referred to if they
are permanent and undisturbed. If any monument required by this chapter will be installed
after recordation of the final plat, the certification of the professional engineer or land surveyor
shall so note.

8. [Sec. 14 -303 (0)] Signature panels. Revise county signature panel to read: "Agent for the
Board of Supervisors."

plan sheets. Provide the signature panels and associated notes.

9. [Sec. 14 -308.1 ] Groundwater assessment information. Provide the proper fee for the

10. [Sec. 14 -316] Approval of entrance onto public streets. All entrances onto a public street shall
comply with Virginia Department of Transportation (VDOT) standards and be approved by
VDOT. Please provide a letter stating such compliance and approval.

11. [sec. 14 -4W] Lot rrontage. it the plat is reviewea as a subaivision, it will require a 14 -404
waiver since the lot does not have access onto a public street established at the time of
subdivision.
The proposed submitted plat has been reviewed as a rural subdivision, and does not meet the
frontage requirements. Revised the proposed lot to conform to the requirements for a rural
subdivision, the lot shall have 250' of frontage on an existing public road, or submit the
documentation for a 14 -404 waiver.

2. [Sec. 14 -302 (A)(9)] Building sites on proposed lots. Provide the following building site
note on the plat: "Parcel [letter or number] and the residue of Tax Map /Parcel [numbers]

Zoning Ordinance."

3. [Sec. 14 -302 (A)(10)] Right of further division of proposed lots. Provide the following
note on the plat: "Parcel [letter or number] is assigned [number] development rights
and may /may not be further divided and when further divided these rights shall not
comprise more than [number] acres. The residue of Tax Map /Parcel [numbers] is
retaining [number] development rights and when further divided it shall not consist of
more than [number] acres."

4. L5ec. 14 -302 (13)(1)] General information. Provide the date of the drawing, including the
date of the last revision. The date on the plat is October 50, 2007. Revise to the correct
date along with adding a revision date.

5. [Sec. 14 -302 (113)(10)] Stream buffers. Show the location of streams and their associated
buffers and provide the following note: "The stream buffers shown hereon shall be
managed in accordance with the Albemarle County Water Protection Ordinance. "
Attached is a map showing the streams and the buffers for your reference.

6. [Sec. 14 -303 (A)] Statement of consent to division. Provide the following statement:
"The division of the land described herein is with the free consent and in accordance
with the desire of the undersigned owners, proprietors and trustees. Any reference to
future potential development is to be deemed as theoretical only. All statements affixed
to this plat are true and correct to the best of my knowledge."

7. [Sec. 14 -303 (0)] Signature panels. Provide signature panels for each owner and for the
agent or his designee. The signature panels for the owner shall be located immediately
below the statement required by Sec. 14 -303 (A).

8. [Sec. 14 -303 (P)] Nou-, r�..,:ls. Provide notary panels for the notary to acknowledge
the signature of the owner.

9. [Sec. 14 -303 (Q)] Water supply. Provide a statement as to whether the subdivision will
be served by a public water supply and a public sewer system. If the property is not
within the service authority jurisdictional area, provide the following statement: "Under
current county policy, public water and /or sewer service will not be available to this
property "

10. [Sec. 14- 303(S)] Control points. Provide at least four (4) control points, evenly
distributed across the property and located at survey property corners, and shown on
each sheet depicting the property. At the option of the subdivider, the control points
may be shown on a copy of the final plat, rather than on the original final plat.

11. [Sec. 14 -404] Lot location to allow access from lot onto street or shared driveway. Each
lot shall have reasonable access to the building site from only one street, shared
driveway or alley established at the same time as the subdivision. The current plat
shows the lot being accessed from Route 250 and onto Reas Creek Drive, and will
require a 14 -404 waiver, since the lot can only be accessed from one street established
