SUB2008 - 080 University of Virginia Foundation - Parcels "J" & "K" - Final Plat
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approval the above reference plat when
the following items have been satisfactorily addressed. Please submit three (3) copies of the
corrected final plat for final review prior to submitting mylars for signatures.
SUB2007 -152 University of Virginia Foundation - Parcel `B"
[14- 302(B) & 14- 303(J)] The final and preliminary plats must be in substantial agreement.
Therefore, the proffers of the zoning action approved by the Board of Supervisors must be
strictly adhered to.
Requirements for the Final Plat of part of M &P# 76 - 17B 1 University of Virginia Foundation at
Fontaine Avenue and Ray C. Hunt Drive Parcel B:
1. [14- 302(A) 4 & 5] Please show the location of all public and private easements including
storm water easement and detention pond. Engineering review describes a storm water
detention facility at the south -east corner of Parcel C on Parcel B -1. Public drainage
easements are required to have easements dedicated to the county. Please provide deeds of
easements for review by the County Attorney.

2. [14- 302(B) 3] Please provide the location and dimension of all areas shown or proffered on
the application plan for public use including open spaces, pedestrian walkways, facilities and
uses which are located wholly or partially within the property. With the exception of the
abovementioned storm water facility this comment has been addressed.
3. [14 -317] Provide the instrument evidencing maintenance of certain improvements such as
open space, pedestrian walkways and storm water facilities. State verbatim, "No public
agency, including the Virginia Department of Transportation and the County of Albemarle,
Virginia, will be responsible for maintaining any improvement identified herein. " This
comment has been addressed.
SUB2008 - 080 University of Virginia Foundation - Parcels "J" & "K"
1. [14 -303S] Control points. Please show at least four (4) control points, evenly distributed
across the property and located at survey property corners, and shown on each sheet
depicting the property. At the option of the subdivider, the control points may be shown
on a copy of the final plat, rather than on the original final plat.
2. [14 -303H] Monuments. The location and material of all permanent reference
monuments. Monuments found or installed prior to plat recordation may be referred to if
they are permanent and undisturbed. If any monument required by this chapter will be
installed after recordation of the final plat, the certification of the professional engineer or
land surveyor shall so note.
3. Please note that parking must agree with the requirements of square footage and number
of employees by actual parking spaces or shared parking agreements.
4. If the property line is along the face of the building, there may be no openings in the face
of the building along that property line. There cannot be doors opening on tot the
adjoining property.
5. Copies of the plat have been sent to Albemarle County Service Authority for review and
comment on the water and sanitary sewer easements.
