Subject: SDP 07 -130: University Tire at Pantops Place
The Albemarle County Division of Zoning and Community Development: Zoning and Planning Review has
reviewed the Major site plan amendment referenced above and will approve the plan when the following items
have been satisfactorily addressed. Keep in mind that these comments are to address preliminary in nature.
[Each comment is preceded by the applicable reference.]
Site Plan Comments
1. [32.5.6(a)] Please indicate on the site plan cover sheet the current owner of property.
2. [32.5.6(a)] Please provide the source of the survey for this project, or is the source of the topography
also the source of the survey? If so, please show on the site plan.
3. [32.5.6(b)] Please add a breakdown of the total impervious surface, greenspace, and paved parking and
circulation areas for the Shopping Center. Per your comment response letter dated January 8th, you
say the previous and proposed impervious surface is the same. What is the previous breakdown of
impervious surface and parking and circulation areas for the Pantops Shopping Center Site plan?
Please add this figure to the site plan.
4. [32.5.6(i)] How will the 10 proposed bays be accessed? This may be addressed through arrows or
similar type of diagram on the site plan. Do the 10 dark shaded arrows show the access to the bays? If
so, please mark them as bay entrance points (on a legend on the plan), otherwise they are easily
confused for light sources /fixtures since they are close to the wall packs on one side.
5. [Sec. 4.17.4] Are any new lights proposed (includes wall- packs)? If so, please indicate the locations.
Prior to final approval, cut - sheets for all light fixtures with 3000 or more lumens and a photometric
display plan will also be required. Please provide a lighting plan with photometric information display
and the necessary cut sheets for the proposed lighting. Fixtures with 3000 or more lumens must be full
cutoff.
6. Any easements dedicated to public use or any offsite easement plats must be signed and recorded before
final site plan approval.
Landscape plan [32.7.9.9]
• Area of canopy for T1 Cupressocyparis leylandii 4' -5' Caliper is 23 and not 47 as shown on the site
plan. Please revise. (Refer to the Albemarle County Recommended plant list for the area of canopy).
• Area of canopy for T3 Lagerstroemia Indica Crape Myrtle 6' -7' Caliper is 77 and not 254 as shown
on the site plan. Please revise. (Refer to the Albemarle County Recommended Plant List for the area
of canopy). Please add the total canopy area for the entire site per the previously approved site plan
for the Pantops Shopping Center. This should include interior parking lot trees calculations
previously done. This will make sure that the site is still in conformance with the previously
approved site plan for the Pantops Shopping Center.
• [32.7.9.4.b] Please include on the site plan a tree conservation plan checklist. Existing trees will have
to be protected during construction. (existing landscaped area with mature trees shown on the plan)
