Boundary Line Adjustment TM 74 Parcels 19 and 20
The Albemarle County Department of Community Development, Current Development Division has
received the application referenced above. The plat may be approved when the following items have been
addressed. Each comment is followed by a reference to the Albemarle County Subdivision Ordinance.
1. Revise plat to show the reverse tax map numbers so that the original (9 acre) TMP 20 becomes a
larger (approx 122 acre) parcel. And the new (9 acre) parcel that you want to create becomes a
smaller TMP 19. Tax Map Parcel 20 does not actually move.
2. Change Notes as well as text in the plat per comment 1.
3. Please add a statement regarding the building sites on each of the revised lots (Section 14 -302 (a) 9).
4. Please add a note defining the development rights for each of the revised parcels (Section 14 -302 (a)
10).
5. Add Stream buffer notes and correct to match current GIS maps, which show 100' buffers on all
streams (Section 14 -302 (b) 10).
6. Correct the acreage. The label on the new tax map parcel sheet 2states "9.97 ac." which does not
match the calculation at the top of the page which states "9.27 ac. ". (Section 14 -303 (D) )
Correct the signature panel for County Approval. Remove Robert Tucker and replace with Agent for
the Board of Supervisors. (Section 14 -303 (0))
8. This plat is subject to both Albemarle County Conservation Easement (ACE) and Albemarle County
Public Recreational Facility Authority (PRF) easements. I have a letter of approval from ACE.
However this plan cannot be approved without approval from both parties. Please contact Scott
Clark, at 434 - 296 -5823 regarding PRFA approval.
