HomeMy WebLinkAboutSUB200800105 Review Comments Easement Plat 2008-06-11vIRGIN� County of Albemarle Department of Community Development Memorandum To: Patrick Lawrence, Planner From: Amy Pflaum, Engineering Review Division: Current Development Date: June 11, 2008 Subject: SUB200800105, 106, 107 Flow Automotive (SDP200800038, WPO200800020) The easements for Flow Automotive, TM 78, Parcels 14D, 15D and 15E, received on 24 April 2008, has been reviewed. The engineering review for current development can not recommend approval of the easements until the following items are adequately addressed: A. SUB200800105: Because the proposed 24 -inch storm sewer pipe between inlets EX and EX4 will be approximately 20- feet deep, a standard 20 -foot easement will not be adequate. Although it is understood that a portion of this easement will be on the neighboring property (TMP 78 -15), it appears that the portion on TMP 78- 15E will need to be increased. Please see the Albemarle County Design Standards Manual for the required width. 2. Drainage easements must be labeled as "dedicated to public use ". B. SUB200800106: The 14 -foot wide strip along the Route 250 right -of -way is shown differently on the site plan (SDP200800038). On the site plan, at the eastern end, the strip is only 8 -feet wide. Please revise the plans to match. C. SUB200800107: 4. Because the proposed 24 -inch storm sewer pipe between inlets EX and EX4 will be approximately 20- feet deep, a standard 20 -foot easement will not be adequate. Although it is understood that a portion of this easement will be on the neighboring property (TMP 78 -15E), it appears that the portion on TMP 78- 15 will need to be increased.
