Engineering can recommend approval when the following comments have been addressed: 1. Surrounding topography and adjacent drainage areas do not appear to match the current existing conditions of the site area. Please update the existing conditions for an adequate review of the E &SC, SWM and storm drainage systems. [18- 32.6.6, 14 -302] 2. Sheet E -1 does not show the location of block 31 or portion there of. Please update to show the blocks as approved on the master plan. 3. Please show existing easements with deed book references, locations and dimensions. [18- 32.6.6D, 14 -302] 4. Please show low maintenance ground cover on slopes 3:1 and steeper. [policy] 5. Planting plan is required. No structures or trees will be within drainage easements. 6. VDOT approval will be required prior to final approval. 7. Drainage computations need review for accuracy. Several places in the drainage computations do not appear to match drainage areas as shown. Complete engineering review was not possible at this time. Additional comments may be forthcoming once all computations and maps are congruent. 8. Scour protection is missing from stormwater outlets. Please size the outlet protection per VDOT Standards. 9. Drainage computations show several storm spreads over 10' and will need to be reduced to below 10' of spread. 10. Safety slabs are required in manholes 12' and deeper. 11. Stormwater plan is missing coefficients, time of concentration, and acreage for each drainage area as used in the computations for both existing and proposed area maps. Make sure they match the computations. 12. Street profiles require stationing at 50' minimum. 13. Cross -drain locations with VDOT designations at every major cut of fill transition or sag -curve are required. 14. SWM facilities should not be in or part of the stream buffer and should be moved if possible. 15. Please show Stormwater management easements encompassing all structures, access easements and 100 -year high water mark/level. 16. Down stream slope of the SWM facility will be flatten to 3:1 or flatter. 17. A cut -off trench of a minimum 4' wide, 4' deep and minimum 1:1 slope will be shown clearly on the plan detail. 18. A completed copy of the standard stormwater maintenance agreement and fee for recordation for the stormwater facility is required prior to final approval.[17 -304E] 19. We will provide the pro rata share cost for water quality control for Licking Hole Drainage Basin. [17 -316] 10. Additional Comments will be forthcoming due to the information submitted and required additions and/or changes to the submittal.
