Lisa and Ms. Shelton,
This proposal is subject to ARB review because it falls within the Entrance Corridor and because
it requires a site development plan. An application for a Site Plan Waiver has been made. That
means the applicant has requested that certain requirements of the site plan be waived. It does
not mean that no site plan is required.
ARB approval is required prior to final approval of the site plan waiver. To proceed with ARB
review, an ARB application and submittal must be made. The "ARB Checklist for Preliminary Site
Development Plan" should be followed for the required submittal materials. Ms. Shelton's
architect might be of assistance in assembling the ARB application /submittal.

Margaret,
I am sending this message to introduce the two of you.
Margaret is Staff to the Albemarle County Architectural Review Board ( ARB) who reviews
development plans in the entrance Corridors. Route 29 is an Entrance Corridor.
Ms Shelton has applied for a site plan waiver for a cidery and tasting room on Route 29, about
.75 miles south of Route 710.
These will be farm buildings like the ones already existing.
The new buildings are a 1200 sf (tasting room) and a 2700 sf ( cidery).
The new buildings will be visible form Route 29, approximately 400 feet off the road
ROW. The intent is to keep the rural nature and match the exiting style, color and materials of
the existing barns. Back in 2003 a Special Permit was approved for Farm Sales at this site.
Please let me know if you need additional information to address the following questions:
Since this is agricultural in nature do you (as ARB staff) need to make a determination?
Or does this project require an ARB submittal?
Please let Ms Shelton, and me, know what the procedure is for ARB review in this case.
