HomeMy WebLinkAboutSUB200800063 Review Comments Final Plat 2009-07-13OF ALg� County of Albemarle Department of Community Development MEMORANDUM To: LJ Lopez; Stonehaus via email: UopezOstonehaus.net From: Summer Frederick, Senior Planner Division: Current Development Date: July 13, 2009 Subject: Belvedere Ph 1 — Blk 6A(Lots 56 -62 & 70 -73) — Final SUB2008 -63 The Planner for the County of Albemarle Division of Current Development will grant or recommend approval of the subdivision plat referred to above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances (Chapter 14 of Albemarle County Code) unless otherwise specified.] 1. [Sec. 14- 302(A)4 & 14- 302(A)5] Please provide the location and dimensions for all existing and proposed private and public easements. Existing easements must be labeled with deed book and page number information. 2. [Sec. 14- 302(A)6, Sec. 14- 303(E)] Please provide location and dimension information for all alleys and shared driveways. 3. [Sec. 14- 302(A)13, Sec. 14- 303(L)] Location of proposed (or existing) water lines, associated easements and applicable easement information must be shown on plat. 4. [Sec. 14- 302(8)1] Please change sheet number information to correctly reflect number of sheets. 5. [Sec. 14- 302(8)8] Required yard information needs to be changed to include correct applicable information with regards to townhouses. 6. [Sec. 14- 303(G)] Information regarding ownership of any common areas shown on plat must be included. 7. [Sec. 14- 303(H), Sec. 14-4211 Location of permanent monument location is required. 8. [Sec. 14- 303(J)] Please refer of all restrictions associated with property in a note on cover page (i.e. proffers and code of development associated with approved ZMAs). 9. [Sec. 14- 303(S)] At least four (4) control points, evenly distributed across the property and located at survey property corners, and shown on each sheet depicting the property must be provided. At the option of the subdivider, these control point may be provided on a copy of the final plat, rather than the original final plat. 10. [Sec. 14 -317] If there are any maintenance agreements for shared garage entrances, please provide for review.
