Subject: SUB - 2007 -00338 Old Trail Ballard Field Phase IV
The Planner for the Zoning & Current Development Division of the Albemarle County Department
Community Development will approve the final plat when the following items have been
satisfactorily addressed. (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated based on further review.) [Each
comment is preceded by the applicable reference to the Code of Albemarle.]
1. The total area of the parcel does not correspond with the last recorded plat that we have for
this portion of what was 54.4 acres. That plat per Deed Boo 2966 Page 1 states that the
parcel is 2.451 acres and this plat states that it is now 2.626. Please explain the difference.
2. In note 7 the 2.626 acres does not correspond with the totals below in notes 8, 10 and 11.
.248, 2.033, and .343 total 2.624 acres.
3. Note number 4 needs to reference the section as follows "...provided in Chapter 18 Section
16 of the Albemarle County Code."
4. [2.2.3] Please note the total open space amount for the entire Ballard Field development to
verify that the 25% open space requirement is still being met. Be clear what the existing
amount of open space there is in the development and how much this will add to that open
space and provide a new total for the entire Ballard Field development.
5. [ 14 -302 A91 Note number 17 needs to reflect the language for the building site note as stated
in the ordinance.
6. [14 -302 B6] Note number 2 should reference the correct Tax Map and Parcel number
055EO- 02- 00 -000A 1
7. [14 -302 138] The setbacks should be noted just for R -6 not R -2.
8. [14 -303 E] Note that the Private Alley is a "Private Alley Easement" and note the width.
9. [ 14 -303 G] Note the ownership of the open space.
10. [14 -303 G] Note that the private alley will be maintained by the homeowners association and
not by Albemarle County.
11. [14 -317] Provide an instrument evidencing the maintenance of the alley and open space.
