(tiamison(@roudabush.coml From: Mariah Gleason Division: Community Development - Planning Date: June 26, 2023 Subject: SUB202300071 Glenbrook at Foothills Lot 121-132 - Final Plat Mariah Gleason mgleason@albemarle.org tel: 434-296-5832 ext. 3097 fax:434-972-4126 The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-302(A)(4)] Easements. a. Add a private landscaping maintenance easement in areas with required plantings. b. Include a note on the plat identifying the owner of the new sidewalk access easement and the landscape maintenance easement. The original plat identifies the HOA as the owner of similar easements. c. Include the following note on the plat: "Unless specifically denoted as public, the streets and other required improvements in this subdivision are private in nature and will not be maintained by either the Virginia Department of Transportation or any other public agency. The maintenance thereof is the mutual obligation of the affected lot owners. Failure to maintain the improvements in substantially the same condition as originally approved by the County may constitute a violation of County ordinance(s)." 2. [14-302(B)(5), 14-400] Revise Note 5 to state: "...Zoned R6 Residential (Cluster Development)" for purposes of minimum lot size regulations. 3. [Comment] Within the Dwelling Unit Table on Sheet V2, change "Multifamily Apartment Units" to "Two-family dwellings" (12) or "Dwelling Units" (24). The proposed units do not meet the definition for multiple -family dwelling. 4. [Comment] Reminder that revised plats must include the original date of drawing and the revision dates) of each subsequent version of the plat.
