RE: ARB 2007 -98: Flow Auto — Display Parking Addition, Building Addition
Dear Scott:
I have reviewed the recent submittals for the above - referenced proposal, including architectural
plans A1.1, 1.2, 1.4, 4.1, 131.1 with revision date of 5/5/08, A1.3, 2.1, 2.3, 7.1 with revision date
of 2/19/08, A2.2 with revision date of 4/14/08; and site plan sheets T -1, E -1, S -1, S -2, S -5, DP -1,
DP -3, SWM -1, SWM -3, ESC -2, LL -1 with revision date of 5/12/08, S -3 with revision date of
4/15/08, S -4, DP -2, SWM -2, ESC -1, with revision date of 9/24/07, ESC -3 with revision date of
12/27/07, LL -2 and LL -3 with revision date of 12/28/07, and LL -4 with revision date of 4/15/08.
I have the following comments.
1. The building footprint, including stairs and planters, is not coordinated between architectural
and site plans. This must be corrected.
2. Sheet E -1 identifies existing light poles as "remove and replace existing lights (typ.) ". Some
of the existing light poles still appear on the other sheets, but they should not, since they will
be removed. Delete the existing light poles from all sheets but E -1.
3. Earlier review comments stated that the standard "No mechanical equipment shall be visible
from the Entrance Corridor" note should be added to the architectural plans and to the site
plans. This still needs to be done.
4. The current set of architectural plans shows roof top equipment. Peter Sheeran has indicated
that the units will no longer be located on the roof. Instead they will be located on grade at
the rear (south side) of the building. This is preferred and should resolve the equipment
visibility issue. A revised set of architectural drawings that addresses the revised equipment
location is required. The new locations must also be identified on the site plan.
5. The site plan notes that existing ground equipment will be relocated behind the building. The
new locations must be identified on the plan.
6. Complete information on wall signs was not provided. Consequently, none of the signs
included on the architectural drawings are approved. The ARB will require that company -
standard designs be modified to meet the EC Guidelines.
Please note the following:
1. A letter regarding the maintenance building project will be forwarded separately.
2. Based on the information provided at this time, at the May 19, 2008 ARB meeting, the ARB
determined that this project did not need to return to them for additional review.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB
revision dates on each drawing and an ARB approval signature panel.
2. A memo including detailed responses indicating how each condition has been satisfied. If
changes other than those requested have been made, identify those changes in the memo also.
Highlighting the changes in the drawing with "clouding" or by other means will facilitate
review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your
revisions to ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a
Certificate of Appropriateness may be issued.
