Subject: SUB2007- 00392; SUB2008 -109 - Bellair Subdivision - May 21st revision to final subdivision plat
Megan,
I have reviewed the revised plat for Bellair Subdivision dated May 21, 2008 in relation to the Wetland Delineation
Report prepared on February 5, 2008 by David Powell of Environmental Control Opportunities, LLC for TMP 76C-
02 -01. The wetland delineation report indicates that jurisdictional wetlands are present at the northwest,
southwest, and southeast areas of the parcel, and includes a general map showing these locations. The report
notes that the general map shows the approximate location of the wetlands and streams and should not be used
to depict with precise accuracy the actual boundaries - the boundaries were flagged in the field for additional
surveying. The May 21, 2008 revisions to the final plat provided by Land Surveyor Timothy Miller now illustrate
the locations of wetlands that appear to be in accord with the general map provided with the wetland delineation
report.
To fully comply with the Planning Commission's February 19, 2008 conditions of approval the applicant needs
to submit the delineation to the U. S. Army Corps of Engineers for verification. I had indicated this verification
step to Mr. Bonner in my February 21, 20087 email. This verification will ensure that the wetlands have been
properly identified, and is required by the Corps for their permitting purposes. The Dept. of Health can then be
assured that all water resources are correctly located for their review /confirmation purposes.
Please let me know if you have any questions about these comments. Thanks!
