SDP - 2006 -0079 Berkmar Business Park Major Site Plan Amendment
The Planner for the Zoning & Current Development Division of the Albemarle County Department of
Community Development will recommend approval the major site plan amendment referred to above when the
following items have been satisfactorily addressed. (The following comments are those that have been identified
at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each
comment is preceded by the applicable reference to the Code of Albemarle.]
1. [32.5.6a] Sheet 2: The Tax Map and parcel should also include 45 -112G1 since there improvements with
this plan happening on that parcel and was originally part of the final site plan that this plan is amending.
2. [32.5.6a] Note the Zoning as follows: C1 (COMMERCIAL) PER ZMA- 1994 -024.
3. [4.12 & 32.6.6g] Sheet 6: The tabulation of parking is confusing and the numbers are incorrect. Just note
that there are 115 (111 regular and 4 HC) existing spaces and that there are 81 (69 regular, 7 parallel, and
5 HC) new spaces proposed for a total of 196 provided
4. [4.12 & 32.6.6g] Sheet 6: The new parking below building 1 near the loading space to the south notes that
there are 5 spaces when there are 7 shown
5. Sheet 6: Trip Generation Table "Weekday PM Peak Hour" notes 84% Existing instead of Exiting.
6. [32.7.2.5] Provide for an internal travelway connection or connections to TMP 45 -112 to the north.
